Facilities Maintenance Technician Job Description The Facilities Maintenance Technician supports the daily operations and appearance of a premier Tier 1 commercial facility by maintaining building systems, supporting fire and life safety programs, and performing general facility maintenance. This role ensures the facility remains safe, functional, and professional at all times by performing preventative and corrective maintenance, troubleshooting building issues, and completing a variety of repair and upkeep tasks. The technician works closely with the facilities team to protect building operations, enhance tenant experience, and maintain a first-class building environment. Responsibilities Maintain and troubleshoot fire life safety systems, including fire panels and sprinkler systems, to ensure reliable operation and compliance with safety standards. Support compliance with fire regulations, building safety standards, and company policies by following established procedures and documenting activities accurately. Perform preventative and corrective maintenance on facility equipment and building infrastructure to minimize downtime and extend equipment life. Complete general maintenance tasks such as toilet and sink repairs, minor plumbing work, carpentry, painting, wall patching, and other handyman repairs. Respond promptly to facility maintenance requests and emergency repair situations, prioritizing issues that affect safety and building operations. Maintain accurate maintenance records, work orders, and documentation within the CMMS system to ensure transparency and proper tracking of all work performed. Support building inspections, planned shutdowns, and emergency response efforts by coordinating with internal teams and external vendors as needed. Contribute to continuous improvement initiatives by identifying opportunities to enhance building performance, safety, and appearance. Help maintain the appearance and functionality of a high-profile Tier 1 facility, ensuring a professional environment for occupants and visitors. Collaborate with facility staff, vendors, and building occupants to resolve maintenance issues and provide a high level of customer service. Participate in an on-call rotation to handle after-hours maintenance issues and emergency situations involving building systems or fire life safety equipment. Essential Skills High School Diploma or GED. Experience in commercial building maintenance, facilities maintenance, or a related field. Knowledge of fire life safety systems, including fire panels, sprinkler systems, and applicable fire regulations. Ability to perform general handyman and building maintenance tasks, including plumbing, carpentry, painting, and minor repairs. Experience using CMMS systems for work order management and maintenance documentation. Strong troubleshooting and problem-solving skills for mechanical, building, and system-related issues. Hands-on experience with facilities maintenance, preventive maintenance, and mechanical systems. Ability to work safely in a fast-paced commercial environment and follow established safety protocols. Additional Skills & Qualifications Preferred 5+ years of experience in commercial, facilities, or industrial maintenance. Experience supporting Class A or Tier 1 commercial facilities. Familiarity with preventative maintenance programs and overall facility operations. Comfort working with fire alarm systems and related life safety equipment. Strong communication skills for interacting with facility staff, vendors, and building occupants. Ability to manage multiple maintenance tasks, prioritize work orders, and adapt to changing demands throughout the day. Why Work Here? Work Environment This role follows a first-shift schedule, Monday through Friday, from 6:30 AM to 3:30 PM EST, with a 30-minute lunch break and participation in an on-call rotation approximately every four weeks. You will work in a fast-paced Tier 1 commercial facility that includes office space, common areas, mechanical rooms, and various building infrastructure areas. The position requires frequent walking throughout the facility, climbing ladders, lifting tools and materials, and performing repairs in a variety of locations. You will interact daily with facility staff, vendors, and building occupants and will be expected to respond to maintenance issues, after-hours calls during on-call rotations, and emergency situations involving building systems or fire life safety equipment. Job Type & Location This is a Contract position based out of Apex, NC. Pay and Benefits The pay range for this position is $32.00 - $32.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
