Facilities and Maintenance Caretaker The Facilities Maintenance Caretaker helps ensure that the Haywood Street Campus and Lady Gloria Ridge apartments are safe, welcoming, and hospitable places. This is accomplished by tending to the care and maintenance of all Haywood Street facilities and the Lady Gloria Ridge Community apartments. The Campus Caretaker must perform their duties in a way that supports Haywood Street's radical embrace of individuals experiencing homelessness or housing insecurity. A team approach is required to be successful in the role, which includes a spirit of cooperation and shared purpose with other members of the staff and community.

Direct Supervisor:

Director of Housing and Facilities Maintain basic knowledge of and the ability to diagnose electrical appliances, plumbing, refrigeration systems, plastering, HVAC, painting, drywall repair and carpentry; Be able to discern if repairs can be made internally or need external contractors; Perform minor or routine maintenance and repairs; Remain aware of the condition of properties and immediately initiate action to correct unsafe conditions; e.g., broken steps, open holes, broken/burned out exterior lights, etc. Walk the campus routinely to check thermostats, close windows, turn off lights, spot problems or potential problems; Perform preventive maintenance and process work orders on all Haywood Street buildings and equipment; Work as a member of the LGR team to ensure five (5)-day turnaround on vacant apartments. Inspect and maintain all tools in excellent condition; Perform work area clean-up and safety related duties; Remain knowledgeable about pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and freon; Ensure that storage areas remain locked when not in use; Inspect and perform all needed make-ready repairs and services. Ensure that quality standards are met in each LGR apartment prior to resident occupancy; Report all major repairs and need requisitions to Director of Housing & Facilities and LGR Community Manager prior to any expenditure of funds; Collaborate with other Campus Caretakers to remove trash and recycling on a regular schedule and help maintain the general cleanliness of the facilities; Collaborate with other Campus Caretakers to clean dumpster areas, breeze-ways, and building exteriors; make sure areas are clear of clutter; Maintain on-call report and log of service calls; Remove and transfer heavy appliances and equipment to/from storage areas as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., to dumpster or transfer station when necessary; Assist in keeping grounds neat and free of litter. Rake, sweep, shovel as circumstances warrant; The schedule will include on-call rotation coverage for evening, weekend and holidays. Will be responsible for carrying maintenance cellphone at all times when on-duty/on-call, and respond promptly to all calls; Must have the ability and willingness to cross-train as needed; Actively participate with and support other staff teams as it relates to facility maintenance; Manage keys for all facilities. Work with locksmith/vendors to change locks and make key copies as needed. Ensure that all who need keys have them. Ensure that there are essential keys in designated key boxes; On designated days, participate in the locking up process for all buildings; Keep a task list of small projects that can be done by individuals or groups desiring to participate in the campus caretaking effort; Collaborate with supervisor on vehicle maintenance and upkeep; Perform other duties and/or tasks that may be assigned on an as-needed basis by an authorized supervisor; Conduct all business in accordance with established policies and procedures, state and federal laws; e.g., REAC, OSHA, ADA, Fair Housing laws. Minimum Education and Experience High school diploma or GED preferred; Maintenance experience or related work is desired, including experience in skilled carpentry, painting, sheetrock repair & finishing, electrical, plumbing, door lock repair, troubleshooting HVAC systems, roofing and/or gutter repair; At least two (2) years' experience in apartment maintenance is preferred. Fair Housing and Section 504/ADA certification desired, or willing to obtain once hired. Type II EPA certification is desired, but not required; Ability to drive company vehicles(less than 3 moving violations in 3 years) Hours and Compensation This position is Full time, hourly(not exempt, 40hr a week) 8am-4pm Monday-Friday.
