Job Description

The Maintenance Technician manages the physical operations and asset preservation of a 32-unit townhome complex. Operating under the direction of a third-party Property Manager, this person is responsible for all repairs, maintenance, unit turns and remodels. The ideal candidate is a highly organized, mobile tradesperson capable of independently installing major mechanical equipment (HVAC, furnaces, water heaters) and maintaining clear, digital communication with remote management. Core Responsibilities Site Operations & Remote Reporting Act as the primary on-site eyes and ears for the third-party Property Manager, providing regular property condition updates. Manage and prioritize work orders across 32 units. Maintain detailed digital records of work orders, safety compliance, and capital improvements using property management software. Coordinate inventory and tool storage to ensure necessary parts are available where needed. Mechanical Equipment Installation & HVAC Perform full installations and swap-outs of residential HVAC systems, heat pumps, or packaged units across all properties. Install and configure new furnaces safely, ensuring proper venting and gas/electrical connections. Troubleshoot, service, and charge existing HVAC units in strict compliance with EPA regulations. Comprehensive Plumbing & Main Line Boundaries Install and replace hot water heaters (tank and tankless), ensuring correct pressure relief valve and piping installation. Diagnose and repair all property plumbing issues , including clearing main drain line clogs, repairing leaks behind walls, and replacing valves. Manage plumbing boundaries effectively , resolving all internal failures while utilizing third-party contractors only for the excavation or heavy installation of main water and sewer lines. Leadership & Turnovers Provide on-call service to ensure reliable 24/7 emergency response coverage. Drive the unit turnover process , performing structural repairs, drywall work, painting, and final mechanical/plumbing checks to get units ready in 3 to 5 days. Operations & Vendor Management Track property inventory and expenses , ordering equipment and parts while strictly adhering to the monthly operating budget. Oversee specialized contractors when major main-line plumbing excavation or roofing projects are required, verifying work quality before the third-party manager approves invoices. Job Qualifications & Requirements Criteria Requirements for Site Property Management Experience 5+ years of multifamily residential maintenance experience, with proven hands-on experience installing HVAC systems and water heaters. Certifications EPA Section 608 Universal or Type II Certification is strictly required to handle refrigerants during HVAC installations. Driver's License Valid driver's license and a reliable, insured personal vehicle capable of transporting tools and parts to the property. Communication Strong professional communication skills; must be comfortable reporting to a third-party management company and interacting with various property stakeholders. Availability Must be willing to perform the emergency on-call service and live within a reasonable driving distance of the property. Tools Must possess a complete set of personal hand tools and basic diagnostic meters commonly used in HVAC and plumbing trades.
