Facilities Maintenance Technician - Job Description Position Summary The Facilities Maintenance Technician performs routine and preventative maintenance and repair of all campus buildings, grounds, mechanical systems, and utility infrastructure. The position reports directly to the Director of Maintenance . Essential Duties and Responsibilities Perform skilled maintenance and repair of campus facilities, buildings, and equipment. Assist with scheduling and planning maintenance tasks and identifying equipment, material, and supply needs. Report completed work to the Director of Maintenance and notify supervisor of unusual technical or personnel issues. Prioritize, schedule, and coordinate assigned maintenance tasks across various building trades. Construct, rebuild, and repair wood and metal structures, furniture, and equipment; prepare surfaces and apply paint, varnish, or other finishes. Perform refrigeration, plumbing, and heating‑related duties, including cutting, threading, assembling, and laying pipe. Assist with installation, repair, and maintenance of plumbing, heating, and air‑conditioning fixtures; perform welding and metal fabrication as needed. Diagnose and repair electronic ignition systems for heaters, furnaces, and hot water heaters (where applicable). Ensure compliance with safety practices, procedures, and applicable federal, state, and local codes and regulations. Operate and maintain a variety of tools and equipment, including saws, drill presses, hand tools, and power tools. Assist with installation, maintenance, and repair of electrical wiring, fixtures, fans, motors, lighting circuits, communication systems, and audiovisual equipment. Estimate labor and material needs for work orders and assist in obtaining competitive pricing for supplies. Perform building maintenance tasks including repairs to doors, windows, roofs, and structural components. Install and maintain grand master lock systems and electrical security systems. Perform mechanical and electrical maintenance, including testing circuits, troubleshooting wiring issues, and coordinating emergency repairs. Maintain accurate records related to labor, materials, and work orders. Maintain campus grounds, including mowing, weeding, trimming, and applying authorized chemicals. Purchase tools, equipment, and materials as directed; operate light trucks to pick up and deliver supplies. Perform other duties as assigned. Maintain regular and reliable attendance.

Knowledge and Abilities Knowledge of:

Scheduling, laying out, and performing maintenance tasks. Health and safety precautions and procedures. Technical aspects of one or more skilled trades. Proper storage and handling of equipment, materials, and supplies. Basic record‑keeping techniques. Requirements for maintaining buildings in a safe, clean, and orderly condition. Tools, equipment, materials, and methods used in electrical, HVAC, plumbing, carpentry, painting, welding, locksmithing, or automotive repair. Federal, state, and local building codes and regulations.

Ability to:

Perform a wide variety of skilled journey‑level maintenance and repair tasks. Prioritize and complete work assignments within established timelines. Work independently with minimal supervision. Provide work direction to volunteers when present on campus. Interpret and apply codes, rules, and regulations related to maintenance activities. Safely and effectively operate tools, machinery, and equipment. Read and interpret blueprints, technical drawings, and work orders. Follow oral and written instructions. Communicate effectively in both oral and written form. Estimate labor and material costs accurately. Perform arithmetic calculations quickly and accurately. Maintain routine maintenance records. Establish and maintain cooperative working relationships with others. Observe legal and defensive driving practices. Operate a campus vehicle and perform heavy physical labor. Lift and move heavy objects. Physical Demands Work involves standing, sitting, and walking. Requires effective communication using speech, vision, and hearing. Requires use of hands for grasping and fine manipulation. Requires bending, squatting, crawling, climbing, and reaching. Must be able to lift, carry, push, or pull up to 75 pounds. Work may involve exposure to moving machinery, temperature changes, dust, fumes, and gases. Must be able to climb and work from 6 ft, 8 ft, and 24 ft ladders. Education and Experience High school diploma or GED. Four years of experience in one or more skilled trades. Licenses and Other Requirements Valid North Carolina Driver's License. Ability to pass required background checks and training certifications.

Pay:

$20.00 - $28.00 per hour
