As a Maintenance Technician, you will be responsible for maintaining an attractive, safe, and pleasing environment for residents which is of the utmost importance in delivering service to the community. Under supervision, the Maintenance Technician will perform routine maintenance provide maintenance support and be accountable for delivering our commitments to our residents. This includes maintaining common areas and amenities, resident satisfaction, quality and timely service, and personal attention to our residents.
Compensation:
$21-$23 per hour FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, certifications, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.
Your Responsibilities:
Ability to communicate with homeowners and vendors, follow oral and written directions, keep accurate records, fill out logs and journals, and perform basic administrative operational functions. Maintain common grounds including mowing, weeding, raking, blowing and debris removal. Operate landscaping equipment such as mowers, blowers, and weed-eaters. Assist with landscaping work including planting, aeration, and minor irrigation repairs. Support property upkeep through painting, minor exterior repairs, and general projects Perform seasonal duties including snow removal and ice control. Maintain cleanliness and safety of roads, walkways, and common areas. Clean and organize maintenance and storage areas. Monitor property for trash, sand, and pet waste and restock supplies as needed. Respond to service requests in a timely manner and with a professional attitude. Perform on-call emergency procedures as required. Report and repair maintenance issues in the community and report needs to the manager. Perform preventative maintenance and record such activities. At direction of maintenance supervisor, will be responsible for common area groundskeeping. This includes but is not limited to: raking pine needles and other tree/lawn debris, pulling weeds, using a manual lawn mower or weed-eater, blower, and using other lawn maintenance tools as directed by maintenance supervisor. May assist with planting, aerating, thatching, and minor irrigation repairs as directed by maintenance supervisor. Grounds crew members may assist with repainting parking stripes and unit numbers in parking lots, repainting common area railings and posts, and other various common area projects as assigned by the manager or maintenance supervisor. May also assist with minor exterior building maintenance. This includes but is not limited to: patching bird holes in siding, replacing shingles or boards on siding or front porches, steps or decks, etc. Some duties will be more seasonal in nature, such as snow removal in the winter. The PineWild grounds crew is responsible for plowing the main road and parking lots, using the property truck and plow as well as John Deere UTV with attachment and snow blowers. The crew is also responsible to snow blow and shovel common area and unit walkways and steps, as well as apply ice melt as needed for safety. From spring to fall (normally, as weather allows, May - October), the grounds crew will be responsible to clean off the tennis courts once weekly (sometimes more depending on weather and debris) using a blower, clean out the parking garage regularly (blowing/washing), clean out/organize the maintenance shed and maintenance cage areas, pump house and other storage areas. The grounds crew will also sweep sand off of walkways leading to the pier and beach area, monitor for dog waste and ensure doggy stations are stocked with bags. The beach is cleaned weekly at direction of maintenance supervisor. This list is representative of common duties but may be subject to change based on needs of property and at direction of maintenance supervisor, property general manager, or board liaison

Skills and Qualifications:
Ability to communicate with homeowners and vendors, follow oral and written directions, keep accurate records, fill out logs and journals, and perform basic administrative operational functions. Must have basic principles of plumbing, HVAC, wood finishing, painting, electricity, and carpentry.
Education and Experience:
One year of previous experience as a Maintenance Technician or Engineer is required. High School Diploma or GED.
Physical Requirements:
Ability to lift up to 50 lbs. following appropriate safety procedures. Ability to respond to emergencies in a timely manner. Ability to work in different environmental working conditions (wind, heat, cold, rain, etc.). Occasional overtime may be required. Some exposure to dust and noise.
