Full-time Job Overview We are seeking a proactive and skilled Apartment Maintenance Technician to join our dynamic team, ready to hit the ground running.
In this vital role, you will be responsible for ensuring the optimal operation, safety, and aesthetic appeal of residential apartment communities. Your expertise will help create a comfortable, well-maintained living environment for residents while supporting the overall functionality of the property. Responsibilities Perform routine inspections and preventative maintenance on building systems including electrical, plumbing, HVAC (Heating, Ventilation, and Air Conditioning), and mechanical equipment. Troubleshoot and repair electrical issues using schematics, electrical equipment repair techniques, and tools such as ohmmeters, fixture repair and replacement, outlets, GFCI replacement, check wiring for integrity. Conduct plumbing system maintenance and repairs, including fixing leaks, unclogging drains, and replacing fixtures. Maintain building interior spaces through painting, carpentry, drywall repairs, and general facilities maintenance to uphold aesthetic standards. Operate hand tools and power tools safely to complete repairs efficiently while adhering to safety protocols. Utilize Computerized Maintenance Management Systems (CMMS) to document work orders, track maintenance activities, and schedule future inspections. Be able to walk a turnover unit, effectively practicing a well paced and thorough turn with a 'do it right the first time attitude" to reduce the need for future callbacks. Respond promptly to resident service requests with professionalism and a focus on customer satisfaction. Have a friendly disposition with fellow staff and a can do attitude. Support facilities equipment maintenance including HVAC systems repair, electrical work, and other building systems to ensure continuous operation. Follow schematics and technical manuals for complex systems. Good analytical skills. Skills Strong mechanical knowledge with experience in plumbing, carpentry, electrical work, and HVAC system repair is a plus but not mandatory. A strength in carpentry is preferred as a core skill. Proficiency with hand tools, power tools, schematics, electrical equipment repair devices. Experience with maintenance, repair & operations (MRO), building interior maintenance, and facilities equipment upkeep. Must be familiar with apartment turnovers in a fast paced environment. Capable of ordering correct job materials and supplies for turnovers. Must be well seasoned in apartment turns able to make well reasoned decisions quickly and detail oriented. Knowledge of plumbing system maintenance and repair techniques along with plumbing fixture replacement, including faucets, toilets, waste and overflow. Ability to read technical schematics and troubleshoot electrical systems effectively. Excellent customer service skills with a professional attitude when interacting with residents or team members. Must be proficient in English in both written and oral communications, and able to communicate effectively with residents and staff without assistance. Computer literate and demonstrate ability to work alone or in a team. Experience with hanging cabinetry and a strength in carpentry, such as drywall, flooring, tile repairs. Must be able to keep a tidy work area and utilize effective time management skills. Strong electrical experience combined with the ability to perform electrical repairs confidently. Appliance repair experience necessary.

High School Diploma or G.E.D. or Equivalent Own Vehicle to and from job Must have own hand tools Must be able to lift 60 pounds unassisted Valid drivers license and clean driving record Must be able to bonded and insured, background check performed Need 3+ years of experience in apartment maintenance On call rotation basis
