Isle of Palms, SC Exclusive Properties, LLC is seeking an experienced Maintenance Technician to join our team. We are a residential property management company specializing in luxury vacation homes. The ideal candidate is a self-motivated professional who takes pride in their work, enjoys problem-solving, and understands the importance of delivering exceptional guest and homeowner experiences. Key Responsibilities Perform a wide range of property maintenance and repair tasks, including: Light plumbing and electrical work Painting, drywall, and carpentry repairs Door, window, and lock repairs Pressure washing, deck and railing maintenance Appliance and fixture troubleshooting Outdoor and general property upkeep (grill cleaning, furniture adjustments, minor landscaping tasks, etc.) Diagnose issues accurately and determine efficient repair solutions Maintain high standards of workmanship, cleanliness, and attention to detail at all job sites Respond promptly to maintenance requests from property managers, guests, and homeowners Maintain reliable communication via phone, text, and email to coordinate tasks and report updates Use personal hand tools to perform daily maintenance tasks (specialty equipment provided by company) Maintain and safeguard all company tools, vehicles, and equipment Accurately document all work performed, including materials used and time spent Participate in the on-call rotation for emergency after-hours maintenance needs Assist with property inspections and prepare homes for guest arrivals and owner visits Identify preventative maintenance needs and communicate them proactively Follow company safety procedures and maintain an organized work vehicle and storage area Qualifications Must be 18 years of age or older High School Diploma or GED required Minimum 2-3 years of experience in residential or property maintenance (vacation rental or hospitality experience preferred) OR 2-3 years experience in the specialized tasks (I.e., plumbing, electrical, carpentry, etc.) with the ability to quickly pick up on the daily tasks and demands Reliable transportation and a valid driver's license required Must be a U.S. citizen, U.S. national, or otherwise authorized to work in the United States Strong communication skills with reliable access to phone, text, and email for daily coordination Ability to work independently and as part of a team in a fast-paced environment Detail-oriented with a strong focus on guest satisfaction and property presentation Must live near or be willing to commute daily to Isle of Palms Additional certifications are a plus (HVAC, pool/spa maintenance, electrical, plumbing, general contractor's license, etc.) Ability to prioritize multiple work orders efficiently and manage time effectively Professional appearance and demeanor appropriate for guest and homeowner interactions Willingness to work weekends or holidays as needed during peak rental seasons Why Join Exclusive Properties Stable, full-time year-round position with consistent work Professional and respectful work environment with a small, supportive team Opportunity to help maintain some of the most beautiful luxury homes on Isle of Palms Competitive compensation based on experience
