Lorenzo, Texas Position Summary We are seeking a dependable, mechanically inclined individual to handle a wide variety of property, facility, vehicle, and equipment maintenance responsibilities. This is a hands-on position for someone who is comfortable working independently, solving problems, and taking care of the day-to-day repairs and maintenance that keep properties, vehicles, equipment, and facilities operating properly. The right person does not need to be a licensed tradesman in every area. We are looking for someone with broad practical skills, good judgment, a strong work ethic, and the ability to recognize what they can handle themselves and when a specialized contractor is needed. Primary Responsibilities Property and Facility Maintenance ⁠ ⁠Perform routine maintenance and repairs at residential rental properties, shop facilities, offices, and other company-managed properties ⁠ ⁠Inspect properties and identify needed repairs or maintenance ⁠ ⁠Complete basic carpentry, drywall, painting, trim work, flooring repairs, door and hardware repairs, and similar projects ⁠ ⁠Assist with basic remodeling and renovation projects ⁠ ⁠Perform minor plumbing and electrical repairs within the individual's experience and abilities ⁠ ⁠Maintain shops, storage areas, yards, buildings, and related facilities ⁠ ⁠Coordinate with outside contractors when repairs require specialized trades or equipment Rental Property Support ⁠ ⁠Help maintain rental properties in good condition ⁠ ⁠Respond to maintenance needs and repair requests ⁠ ⁠Inspect properties between tenants or as requested ⁠ ⁠Complete minor repairs, touch-ups, and property preparation ⁠ ⁠Help coordinate larger repair or renovation projects ⁠ ⁠Maintain awareness of outstanding maintenance items and communicate their status Vehicle and Equipment Maintenance ⁠ ⁠ Perform routine maintenance on company vehicles, trailers, small engines, and equipment ⁠ ⁠Complete oil and filter changes ⁠ ⁠Conduct basic vehicle and equipment inspections ⁠ ⁠Check fluids, tires, batteries, belts, hoses, lights, brakes, and other routine maintenance items ⁠ ⁠Diagnose and repair basic mechanical problems within the employee's capabilities ⁠ ⁠Help maintain service schedules and identify vehicles or equipment needing professional repair ⁠ ⁠Transport vehicles or equipment for outside service when necessary Welding and Fabrication ⁠ ⁠ Perform basic welding and fabrication work when qualified ⁠ ⁠MIG welding experience is strongly preferred ⁠ ⁠Make minor repairs or modifications to trailers, gates, equipment, brackets, and other metal components ⁠ ⁠Candidates with mechanical ability and a willingness to develop welding skills may also be considered General Operations ⁠ ⁠ Pick up parts, materials, tools, and supplies as needed ⁠ ⁠Keep tools, maintenance supplies, and work areas organized ⁠ ⁠Maintain basic records of completed repairs and upcoming maintenance ⁠ ⁠Help identify preventative maintenance needs before they become major repairs ⁠ ⁠Assist with other hands-on projects as needs arise Ideal Candidate The ideal candidate is someone who: ⁠ ⁠Is mechanically inclined and enjoys hands-on work ⁠ ⁠Has experience maintaining homes, shops, vehicles, equipment, farms, ranches, construction sites, or similar operations ⁠ ⁠Can independently troubleshoot and solve practical problems ⁠ ⁠Takes pride in completing work correctly rather than simply getting it done quickly ⁠ ⁠Is dependable and capable of managing a changing list of priorities ⁠ ⁠Understands basic preventative maintenance ⁠ ⁠Can communicate clearly when a project is completed, delayed, or requires additional expertise ⁠ ⁠Is comfortable working without constant supervision ⁠ ⁠Is willing to handle a wide variety of jobs rather than specializing in only one trade Preferred Skills and Experience Experience in several of the following areas is preferred: ⁠ ⁠ Property maintenance ⁠ ⁠Remodeling or construction ⁠ ⁠Carpentry ⁠ ⁠Painting and drywall ⁠ ⁠Basic plumbing ⁠ ⁠Basic electrical work ⁠ ⁠Automotive maintenance ⁠ ⁠Small-engine repair ⁠ ⁠Trailer repair ⁠ ⁠MIG welding or general welding ⁠ ⁠Metal fabrication ⁠ ⁠Farm, ranch, shop, or equipment maintenance We do not expect one candidate to be an expert in every category. Broad experience, mechanical aptitude, reliability, and willingness to learn are more important than having every skill listed. Physical Requirements The position requires regular hands-on work and may include: ⁠ ⁠ Lifting and carrying tools, equipment, and materials ⁠ ⁠Working indoors and outdoors ⁠ ⁠Working in hot or cold conditions ⁠ ⁠Climbing ladders ⁠ ⁠Bending, kneeling, and working in confined areas ⁠ ⁠Operating hand tools and power tools ⁠ ⁠Driving between properties or project locations Requirements ⁠ ⁠Valid driver's license ⁠ ⁠Reliable and responsible ⁠ ⁠Ability to work independently ⁠ ⁠Basic mechanical and maintenance knowledge ⁠ ⁠Ability to safely operate common hand and power tools ⁠ ⁠Good judgment regarding safety and when specialized professional assistance is required ⁠ ⁠Ability to communicate maintenance issues and project status clearly Position Philosophy This position is intended for a versatile person who can become the primary point of contact for everyday maintenance and repair needs. Some days may involve servicing a vehicle or repairing a trailer. Other days may involve fixing something at a rental house, painting a room, repairing a door, maintaining the shop, helping with a renovation, welding a bracket, or coordinating a contractor.
