Description Elevated Asset Management is seeking a Maintenance Technician in Galveston County. Candidate must be motivated, honest, friendly, and hard-working. The Maintenance Technician is responsible for completing daily resident work orders, preventative maintenance, and routine repairs throughout the property. This role delivers prompt, high-quality service to residents while maintaining the property's operational standards. Key ResponsibilitiesService Requests & Daily Operations Respond to and complete resident work orders in a timely, professional, and efficient manner, maintaining high customer satisfaction. Perform intermediate to advanced repairs in general plumbing (clearing main line clogs, fixing leaks, repairing/replacing garbage disposals, toilets, and water heaters). Troubleshoot and repair electrical issues, including circuit breakers, wall outlets, switches, light fixtures, and ceiling fans. Perform diagnostic checks and minor repairs on major household appliances (refrigerators, stoves, dishwashers, washers, and dryers). Perform basic to intermediate HVAC diagnostics and repairs, such as replacing thermostats, capacitor changes, clearing condensate drain lines, and changing filters. Address door/window structural issues, repair complex drywall/tile damage, and fix exterior structural components around breezeways and common areas. Preventative Maintenance & Safety Compliance Execute routine preventative maintenance schedules for property buildings, HVAC units, exterior lighting, and mechanical rooms. Conduct safety inspections across property grounds, common areas, and amenities, identifying and rectifying potential hazards. Perform all work in full compliance with company safety policies, local/state building codes, OSHA regulations, Fair Housing laws, and ADA guidelines. Technical Lead Support & Administration Assist the Lead Maintenance Technician and with complex diagnostics, vendor escorts, or large-scale repair projects. Support the Make-Ready Technician team during peak move-in/move-out seasons to ensure unit turn deadlines are met. Clock in/out, manage work queues, update resident service tickets, and log completed repairs using company management apps on a handheld mobile device. Track inventory levels, log parts used for service orders, and report material supply needs to supervision. Be available for after-hours emergency on-call rotation (nights, weekends, and holidays as scheduled). Candidate Qualifications Required Skills & Experience 2-3+ years of hands-on experience in residential property maintenance, multi-family housing, or related trade roles. Solid hands-on knowledge of plumbing, electrical, appliance troubleshooting, drywall repair, and basic HVAC operation. Ability to supply your own comprehensive set of personal hand tools required for general maintenance tasks. Outstanding customer service and communication skills, with a professional demeanor when entering resident homes. Proficiency in spoken and written English to review work orders, read cautionary safety labels, and document service histories. Comfort using mobile devices, tablets, and software applications for daily work order and time management. Credentials & Requirements Valid Driver's License, proof of active auto insurance, and legal authorization to work in the United States. Access to a reliable personal vehicle (preferably a truck or van suitable for transporting tools, parts, and equipment across property sites). EPA Type II or Universal Certification strongly preferred (or required within a specified timeframe after hire).

Physical Demands & Working Conditions Physical Effort:

Constant standing, walking, bending, stooping, squatting, climbing stairs/ladders, reaching above shoulders, and using hand tools.

Lifting:

Ability to lift up to 50 lbs unassisted. Items over 50 lbs must be lifted with assistance or mechanical equipment.

Work Environment:

Frequent movement between indoor apartment units and outdoor grounds. Exposure to varying weather conditions, dust, paint fumes, solvents, adhesives, and unpleasant outdoor elements.

Safety Gear:

Required to wear appropriate work attire, protective gloves, eye protection, slip-resistant footwear (no flat-bottom sneakers), and back support belts as tasks dictate.
