Building Superintendent Independent Contractor Location:

Position Overview We are seeking a dedicated and detail-oriented Part-Time Building Superintendent to manage and maintain a 44 unit apartment complex property. This independent contractor role is responsible for ensuring the building operates smoothly, maintaining a clean and safe environment for residents, and addressing routine and emergency maintenance needs.

Key Responsibilities Daily Maintenance:

o Garbage disposal and cleaning common areas such as entrances, lobby, hallways, gym, terraces, and outdoor spaces.

Routine Repairs:

o Drywall, tile, flooring, plumbing, electrical, and appliance repairs. o Fixture replacement, painting, and minor plumbing/electrical tasks.

Tenant Services:

o Conduct apartment inspections, assist with turnovers, and handle tenant communication regarding building-related issues.

Emergency Response:

o Be available for emergency repair requests.

Supervisory Duties:

o Oversee janitorial and maintenance staff, and manage inventory of supplies.

Compliance and Record-Keeping:

o Ensure adherence to safety and building codes and maintain detailed reports on work completed. Schedule Minimum of 15 hours per week: o 2 hours/day Monday through Friday. o 3 hours on Saturdays. On-call availability for emergencies is required. Compensation Monthly fee commensurate with experience and hours worked payable as an independent contractor (1099 issued).

Note:

This position may include housing and other benefits commensurate with experience. Housing benefits may take the place of salary benefits. Qualifications Experience in property management or building maintenance. Proficient in performing routine repairs and maintenance tasks. Strong organizational and communication skills. Ability to respond promptly to emergency situations. Self-motivated and able to work independently. Additional Information This is an independent contractor position; the contractor is responsible for their own insurance and taxes. The position is available immediately.
