Joe Sanches LLC is seeking experienced, reliable Subcontract Independent Painters (1099) to perform apartment turnover painting on an on-call, as-needed basis for local multi-family residential properties across the Austin metro. This is piece-rate contract work. You get paid a guaranteed flat rate per completed unit based on square footage. Perfect for established paint contractors or skilled trade solos looking to fill gaps in their schedule with steady turnover work.

PAY:

FLAT RATE PER COMPLETED UNIT

Studios:

$60 per unit 1-

Bedroom:

$88 to $137 per unit 2-

Bedroom and Townhomes:

Requirements Status:

must operate as an Independent Contractor. W-9 required

Insurance:

active General Liability Insurance, or willing to obtain before starting Tools and equipment: must provide all your own professional application gear including airless sprayer, ladders, drop cloths, extension poles, cut brushes, and prep tools

Workmanship:

fast turn capabilities. A typical 1-bed is completed in 3 to 4 hours with clean cut lines and zero overspray Transportation and communication: reliable truck or van and a smartphone for site photos and job updates This is a 1099 subcontractor position, not a W-2 hourly role.
