This position will be responsible for troubleshooting, diagnosing, repairing, maintaining, and installing HVAC equipment across our existing apartment units and buildings. The ideal candidate is someone who can independently diagnose HVAC problems, determine the proper repair, and complete the work efficiently without relying on outside HVAC contractors for routine issues. Responsibilities Troubleshoot and diagnose heating and air-conditioning problems throughout a large garden-style apartment complex. Repair existing HVAC systems and replace defective components. Install and replace HVAC units and related equipment when necessary. Diagnose electrical, thermostat, airflow, refrigerant, compressor, motor, capacitor, and control-related issues. Perform preventative maintenance and routine servicing of HVAC equipment. Identify whether equipment should be repaired or replaced and communicate recommendations to management. Respond to resident HVAC work orders and emergency no-heat/no-AC calls. Test equipment after repairs to ensure systems are operating properly. Maintain accurate records of repairs, parts replaced, and equipment requiring future attention. Maintain HVAC tools, equipment, and commonly used replacement parts. Coordinate with the maintenance team and property management staff. Help reduce the property's dependence on outside HVAC contractors by completing repairs and installations in-house whenever practical. Follow all applicable safety procedures, building codes, and refrigerant-handling requirements. Qualifications 3+ years of hands-on HVAC experience preferred. Strong HVAC troubleshooting and diagnostic skills. Experience working with residential, multifamily, or garden-style apartment HVAC systems. Ability to repair and replace HVAC components rather than simply recommend full unit replacement. Experience installing and replacing HVAC equipment. Knowledge of electrical troubleshooting related to HVAC systems. EPA Section 608 certification preferred/required where applicable. Ability to work independently and manage multiple service calls throughout a large property. Valid driver's license and reliable transportation. Must have own basic HVAC hand tools; specialty equipment may be provided by the company. Ability to lift equipment and perform physical work associated with HVAC installation and repair. What We're Looking For We are specifically looking for a true HVAC technician—not simply a general maintenance technician. The right candidate should be comfortable receiving an HVAC work order, going directly to the apartment, diagnosing the problem, identifying the correct repair or replacement parts, and getting the system operational. Experience servicing HVAC systems across large garden-style apartment communities or multifamily properties is strongly preferred.
