No Position Information The full salary range for the Building Equipment Mechanic is $43.86 - $49.38 per hour. However, the expected pay scale for this position is up to $45.60 per hour. We base salary offers on a variety of considerations, such as education, licensure and certifications, experience, and other business and organizational needs. Reporting to UCR Facilities Building Mechanical/ HVAC Supervisor, the Building Equipment Mechanic position performs journey-level work related to the repair, maintenance, service, installation, modification, troubleshooting, inspection and monitoring of commercial/industrial building mechanical equipment, climate control systems, heating and ventilation systems, fume hoods, hydronic systems, heat exchangers, fans and fan motors, pumps and pump motors, electronic controls and pneumatic controls. This position supports the maintenance and operation of other campus and central plant equipment including but not limited to high pressure steam systems, devices and accessories, Energy Management Control Systems (EMS), other utility distribution, condensate return systems and scientific equipment such as autoclaves. Provides independent inspection and response to requests for repair or installation of campus equipment. Executes the preventative maintenance on all equipment and systems through changing belts, bearings and filters. Maintains clear and accurate documentation of all inspections, testing and maintenance (corrective and/or preventative) performed. Updates equipment documentation, specifications and drawings, as needed. Reviews and updates all shop logs, both paper and electronic according to updates and changes. Responds to emergency situations to mitigate and/or resolve immediate building mechanical concerns or safety issues. Reviews and creates blueprints/drawings, and specifications for new construction and retrofit/renovation projects according to building code requirements. Responds to emergency situations during or after hours for the purposes of resolving immediate safety concerns. Performs all job duties in adherence with University and departmental safety guidelines. Maintains a positive attitude and communicates effectively with colleagues, supervisors, staff, faculty and students. Federal, state, or local government directives may impose additional requirements. Requirements Education Requirements High School Diploma. Completion of a certified apprenticeship program. Experience 4 years of journey-level experience in building mechanical systems preventative maintenance and repair; and/or completion of a certified apprenticeship training; or an equivalent combination of education, training and experience. Experience in the operation of building systems, coils, shafting and pulleys, valves and piping systems. Experience in the operation, maintenance, calibration, repair, installation, diagnosis, and inspection of industrial systems, pumps, climate control systems, heat exchange systems and high pressure steam systems. Experience with Energy Management Control Systems (EMS) and other control systems (electronic, digital, analog, mechanical and pneumatic). Experience in installation, maintenance and repair of various industrial/chemical fume hoods. Experience operating shop equipment and tools common to the skilled trade. Experience using and maintaining of building mechanical tools and equipment such as pipe threading machine, welding equipment, drill press, and various hand and power tools. Experience and/or certification of training in fork lifts, lifts and/or boom truck operations. Experience and ability to prioritize work orders, routine work, emergency requests and ability to choose the proper materials or equipment to accomplish work in the most expeditious and safe manner. Experience working with a diverse student, staff, faculty and visitor population and ability to provide exemplary customer service. Minimum Requirements Skill in reading and analyzing construction and renovation project plans. Skill and ability to install, maintain, and repair various industrial/chemical fume hoods. Ability to effectively communicate and understand safety regulations and hazards. Knowledge and skill working with Energy Management Control Systems (EMS) and other control systems (electronic, digital, analog, mechanical and pneumatic). Knowledge in safe and proper procedures when hazardous materials are suspected. Knowledge in the operation of building systems, coils, shafting and pulleys, valves and piping systems. Skill in operating shop equipment and tools common to the skilled trade. Ability to estimate time, methods and materials needed from construction documents. Ability to read and understanding documents such as complex technical procedures, work instructions, blue prints, plans, manuals, specifications, and diagrams. Ability to read, write and perform basic arithmetic calculations. Skill in proper application of precision measuring and calibration equipment. Ability to follow verbal and written instructions. Key Responsibilities Building Mechanical Maintenance & Repair:

Performs layouts, installations, repairs, inspections, troubleshoots, maintains, and modifications to campus climate control/building mechanical systems, heating/heat recovery systems, dual duct systems, ventilation systems, industrial/chemical fume hoods, air conditioning, cooling systems, hydronic systems and associated components. Maintains and repairs air compressors, air handler systems, large and small air volume and/or constant air volume equipment, heat exchangers, fans and fan motors, pumps and pump motors, electronic controls, high pressure steam systems and associated safety, overcurrent and other equipment projection devices. Operates and maintains all electric, electronic, mechanical and pneumatic controls; installs and troubleshoots all types of compressors, pumps, valves, strainers, steam traps and piping systems (steel, copper, brass, stainless steel, ABS and PVC). Performs preventative maintenance and testing on all building mechanical systems and climate control equipment according to manufacture and/or campus requirements. Performs brazing and soldering, pipe bending, electrical wiring, plumbing, fabrication and general mechanical repair. Collaborates with other skilled trades and Facilities Services team members to complete minor renovation projects and maintenance projects. Maintains knowledge of building and safety codes, hazardous material handling and disposal. 80%

Communication & Customer Service:

Serves as liaison with clients, relaying their needs and requirements to the appropriate department or supervisor. Maintains a positive attitude and communicates effectively with colleagues, supervisors, staff, faculty and students. Communicates and reports to a supervisor and/or staff regarding any potential issues, not limited to potential safety hazards (e.g. broken glass, regulated materials, damaged steps, excess water, fire, etc.), or liabilities during the day-to-day operations. Contacts Facilities Services teams, as necessary, when further action is required. Responds to customer complaints and requests for information. Works with customer and campus personnel to accurately define the nature of the problem, determine the appropriate course of action, make recommendations and follow up to ensure resolution has been effective. 10%

Shop Support:

Maintains working knowledge of the proper and safe usage of building mechanical equipment and maintenance skilled trade. Keeps track of shop materials/parts. Performs computer input within the work order system for recording of labor and materials used in work performed; maintains clear and accurate documentation of all inspections, testing and maintenance performed. Updates equipment and campus utility map documentation, specifications and drawings as needed. Cleans truck/shop and maintains organization of materials and tools; performs routine maintenance or coordinates for repair or replacement of tools and equipment, as required. Accounts for shop parts/supplies inventory and reports supply needs to be restocked. Consults with supervisor and/or lead for technical information, as needed. Interprets prints, schematics, wiring diagrams, flow charts and written descriptions of functions and project requirements. Supports maintenance projects and programmatic work assignments. Adheres to the scheduling and completion of work assignments through the work order system. Maintains accurate work order records and completes paperwork in a neat and timely manner. Defines and describes materials, tools and/or equipment, work methods and task sequences. Obtains materials and equipment, as required. Participates in safety and other trainings as required.
