Participates as a team member by maintaining a positive, cooperative, and collaborative attitude with co-workers and supervisors. Recognizes the need for excellent customer service. Explains procedures to residents and informs of delays or changes. Resolves customer concerns by taking prompt, active steps. Works at resolution of a problem until the resident is satisfied. Vendor contract, insuring contracts are up to date, setting appointments for the Director of Plant Operations and Lead Maintenance. Receive resident work order requests and enter data into software within the day. Works daily with the Maintenance Software application to efficiently coordinate day to day work order processing and completion. Work order assignment to appropriate Maintenance Tech or to the Lead Maintenance or Director of Plant Operations. Works closely with the Director of Plant Operations to coordinate and prepare the purchase of supplies and materials. Inventory-control/purchasing coordination and responsibility. Utilizes E-Requester to prepare and submit invoices for payment by corporate accounts payable. Prepares reports for the department as it relates to inventory control, work order flow or any other reports that may be necessary. Organizes and maintains files, records, and manuals. Performs office duties such as ordering office supplies and answering/appropriately directing incoming calls in a timely manner. Will support all maintenance initiatives and suggest areas for improvement to Supervisor and Executive Director. Completes annual compliance and HIPAA training and exhibits behavior as set forth by the LSMNJ Code of Ethics and Business Integrity in the performance of duties. Adheres to the Organization's Policies and Procedures regarding the Compliance Program of the organization and is timely in reporting any possible concerns. Follows all local, state and federal regulations as they pertain to the position. Adheres to the Organization's Policies and Procedures covering Privacy and Security in Compliance with HIPAA regulations. Other duties as assigned by my supervisor, necessary for the efficient operation of the department/facility.
Basic Qualifications Education/Training/Certifications:
High School Diploma required Skill(s): Microsoft Office;
Maintenance Software Applications Experience:
2-3 years purchasing/supply management; vendor relationship development/contact, experience working in maintenance/contractor setting; strong customer service experience We have awesome benefits!
