Non-exempt/Hourly Summary The Housing Maintenance Worker performs routine maintenance, repairs, and improvements to tribal housing units and related facilities to ensure they remain safe, functional, and well-maintained. Responsibilities include responding to maintenance requests, conducting inspections, troubleshooting issues, and performing repairs in areas such as plumbing, carpentry, painting, and general building maintenance. This position operates tools and equipment safely, maintains accurate records, and works closely with tenants, contractors, and other staff to provide quality service. Essential Duties and Responsibilities

• Conducts routine inspections of equipment, buildings and land.
• Performing basic repairs and preventative maintenance to equipment, buildings and lands as needed.
• Schedules complex repairs and oversees contractors when professional repairs are necessary.
• Input work orders and invoices into Housing software, such as Doorways, Kanso.
• Assists the Housing Department with moving, loading or storing equipment, furniture and supplies.
• Responsible for the disposal of unwanted debris.
• Assists with monitoring and removal of potentially hazardous waste material.
• Assists with special projects and events for the Tribe.
• Performs snow removal as needed for the Housing Department.
• Other duties as assigned. Qualifications Education and/or Experience
• High school diploma or GED.
• A minimum of five years' experience in field.
• Related training in building maintenance and repairs, knowledge of building construction practices, janitorial practices and safety preferred. Skills
• Proficient in the safe use of hand and power tools.
• Ability to inspect, troubleshoot, disassemble, repair, and replace defective equipment or machine components.
• Ability to read and interpret blueprints, repair manuals, technical specifications, and parts catalogs.
• Knowledge of routine maintenance practices and procedures.
• Strong mathematical aptitude and problem-solving skills.
• Ability to analyze complex situations, exercise critical thinking, and adapt to changing priorities and variables.
• Proficient in standard computer applications, including Microsoft Office Suite, housing management software, and internet-based systems.
• Strong organizational, time management, and follow-through skills with attention to detail.
• Ability to work independently and maintain productivity while also effectively leading and coordinating the work of others.
• Professional demeanor with the ability to maintain confidentiality and exercise sound judgment.
• Effective verbal and written communication skills, including the ability to read, write, and communicate clearly in English.
• Strong interpersonal and public speaking skills with the ability to interact professionally with residents, contractors, vendors, and the public. Certifications and Licenses
• Must possess and maintain a valid driver's license.
• Must possess First Aid, CPR, and Bloodborne Pathogen Certifications.

Work Environment This position works in a variety of settings, including occupied and vacant housing units, maintenance shops, outdoor environments, and construction or renovation sites. The employee is regularly exposed to varying weather conditions, dust, noise, cleaning chemicals, and other conditions commonly associated with maintenance and repair work. The position requires frequent standing, walking, bending, kneeling, crouching, climbing ladders, and working in confined spaces, as well as regularly lifting, carrying, pushing, and pulling materials, tools, and equipment weighing up to 50 pounds and occasionally more with assistance. The employee must possess sufficient manual dexterity, vision, hearing, and coordination to safely operate tools, equipment, and vehicles while performing maintenance and repair duties and must adhere to established safety practices and the use of appropriate personal protective equipment.
