Job Description

A mid-sized condominium association on Siesta Key is seeking an experienced Maintenance Manager to oversee the daily maintenance and upkeep of the Association's buildings, amenities, and grounds. The Maintenance Manager will perform hands-on maintenance while providing daily oversight of maintenance and janitorial operations. This position works closely with the General Manager and Jr. Maintenance staff to identify maintenance needs, address safety concerns, coordinate repairs, and maintain the property to a high standard. Essential Duties and Responsibilities Provide daily oversight of the property's buildings, amenities, grounds, and maintenance operations. Perform preventive maintenance and routine maintenance throughout the community. Identify maintenance needs and coordinate or assist with repairs as directed by the General Manager. Perform light carpentry, plumbing, and electrical repairs. Maintain and monitor common areas, amenities, pool areas, bathrooms, and grounds. Conduct regular inspections of buildings, grounds, equipment, and structures. Identify and report maintenance deficiencies, safety concerns, and needed repairs to the General Manager. Maintain working knowledge of fire and life-safety systems and assist with routine inspections and coordination of service providers. Assist with pool maintenance and operations. Valid pool maintenance license is a plus. Oversee and prioritize assigned maintenance work orders. Assist with coordinating vendors and contractors when requested by the General Manager. Maintain maintenance tools, equipment, supplies, and storage areas in an organized and safe condition. Ensure chemicals, tools, equipment, and materials are properly handled and stored. Provide courteous, professional, and responsive service to owners and residents. Maintain excellent working relationships with Association staff, owners, residents, vendors, and contractors. Complete assigned work efficiently, professionally, and with attention to detail. Perform other duties as assigned by the General Manager. Qualifications Minimum 5 years of maintenance, facilities, or maintenance supervisor experience preferred. Strong knowledge of general building and property maintenance. Experience with light carpentry, plumbing, and electrical repairs. Knowledge of fire and life-safety systems. Valid pool maintenance license is a plus. Excellent communication and interpersonal skills. Demonstrated ability to prioritize work, troubleshoot problems, and work independently. Dependable, organized, and able to take initiative. Must have a valid driver's license, proof of current automobile insurance, and current vehicle registration. Must be able to properly and safely use tools, equipment, supplies, materials, and chemicals without endangering yourself, other employees, residents, or the environment. Ability to communicate effectively with the General Manager, Board members, residents, vendors, and contractors. Physical Requirements Must be able to lift and carry at least 50 pounds. Must be able to carry ladders and other equipment. Must be able to climb stairs and walk throughout the property during the workday. Must be able to work outdoors in Florida weather conditions. Must be capable of performing hands-on maintenance duties as needed.
