A well-established real estate firm is seeking an experienced Maintenance Supervisor in O'Fallon, MO. Prior experience in residential maintenance required and management experience a plus. An ideal candidate will have strong communication skills, ability to interact with tenants and vendors, good problem-solving skills, basic computer knowledge, and ability to work on call hours. This role ensures that units and common areas are kept in excellent condition, service requests are completed promptly and professionally, and all physical components meet federal, state, and local standards. The Maintenance Supervisor leads the on-site maintenance team and coordinates with third-party vendors, while working closely with the Property Manager to ensure ongoing compliance and resident satisfaction.

Key Responsibilities:

Supervise and lead the on-site maintenance team, including assigning tasks, scheduling, training, and conducting performance evaluations. Conduct regular property-wide inspections in accordance with

standards, with special attention to health, safety, and functional deficiencies. Ensure that all maintenance work, repairs, and inspections are performed in a manner that upholds NSPIRE inspection readiness and LIHTC habitability requirements. Prioritize, assign, and complete work orders and service requests in a timely and code-compliant manner. Ensure timely and quality completion of unit turnovers, including all HUD and LIHTC make-ready requirements and documentation. Maintain, repair, and ensure proper operation of building systems including HVAC, electrical, plumbing, mechanical, roofing, and life safety systems. Monitor and manage inventory of tools, equipment, and maintenance supplies; order materials as needed while adhering to budget guidelines. Respond promptly and effectively to emergency maintenance situations; participate in on-call rotation as required. Oversee vendor and contractor performance on-site, including landscaping, snow removal, pest control, and other contracted services to ensure compliance with property standards and housing program requirements. Ensure all property systems and structures follow HUD physical inspection requirements (NSPIRE), local building codes, fair housing laws, and LIHTC property standards. Collaborate with Property Manager to develop and manage the maintenance budget, including planning for preventative maintenance and capital improvements. Maintain accurate documentation of all inspections, repairs, service requests, safety drills, and unit condition reports for LIHTC file audits and HUD compliance. Ensure all maintenance staff are trained on and follow safety procedures, OSHA regulations, and site-specific emergency response protocols.

Qualifications:

High school diploma or equivalent required; vocational or technical training in a maintenance-related field preferred. 3-5 years of residential property maintenance experience, including at least 1 year in a supervisory capacity. Experience with affordable housing programs, specifically HUD-assisted housing and LIHTC, highly preferred. Strong working knowledge of building systems, preventive maintenance, and repair techniques.

EPA HVAC

certification (Type I & II or Universal) required. Familiarity with NSPIRE, UPCS, or REAC standards strongly preferred. Proficient in reading blueprints, operating manuals, and electrical/plumbing schematics. Excellent leadership, organization, communication, and resident service skills. Proficient in using property management software and mobile work order systems. You must have a valid driver's license, reliable transportation, and be able to respond to after-hours emergencies. Able to lift to 50 lbs., climb ladders, and work in varied environmental conditions. Willingness to work a flexible schedule, including weekends and after-hours as required by property needs or emergencies.
