Job Summary Full job description Job Summary We are seeking a dedicated and skilled Lead Maintenance professional to help oversee and coordinate maintenance activities within our property. The Lead Maintenance Technician reports directly to the Property Manager and works to ensure apartment units and facilities for an assigned apartment community are in good working order and maintained to standards for DBC. Primary responsibilities include assisting with coordinating efforts to ensure the repair and maintenance of property facilities and apartment units; prompt and courteous responses to service requests; an adequate supply of market ready apartments to meet leasing demand; property appearance which meets or exceeds standards. The ideal candidate assists with training and developing assigned staff which may include painters and/or landscaping staff. Additional responsibilities include diagnosing, troubleshooting, and repairing heating, ventilation and air conditioning (HVAC) units; electrical appliances, outlets, and light fixtures; plumbing, carpentry, and locks. The Maintenance Lead Technician follows a planned preventative maintenance schedule and follows up with residents after repairs are complete including but are not limited to, assisting with preparing vacant apartment units for rental and landscape and renovation projects. Duties and Responsibilities Supervising and coordinating on-site maintenance staff, including training, and coaching. Coordinates service staff to ensure market-ready turns of vacant apartment units to specifications as quickly as possible to meet leasing demand. Hold staff accountable to completion/timeframes Communicating staffing/performance concerns to the Property Manager Receives, organizes, and prioritizes maintenance work orders. Performs services as requested by residents or preventative maintenance as required to keep equipment operating efficiently. Ensures that work orders are completed properly and promptly by repairing or replacing equipment personally or by coordinating the efforts of the maintenance team. Assists other maintenance staff with complex and/or labor-intensive work orders to ensure jobs are completed safely and timely. Contacts and oversees vendors for work not performed in-house. Inspects and approves contracted work completed. Assists Property Manager and Regional Management with capital projects, renovations, major repairs and property improvement projects, including obtaining bids, coordinating vendors, monitoring progress and verifying completion. Monitors and regularly inspects the property, apartment units, landscape, and maintenance repairs for quality, readiness and safety. Identifies and addresses need for improvement, repair and/or replacement. Keeps the maintenance shop clean, organized and in good working order. Maintain adequate parts inventory, receive deliveries, track tools & equipment, reduce unnecessary part purchases, while adhering to the community maintenance budget Employees are required to supply and maintain their own basic tool set. Communicates and shares information with property and regional management regarding overall property maintenance condition, status, and staff. Ensures maintenance goals and objectives are mutually understood and provides feedback. Performs electrical repairs and replacement of light fixtures and related items. Examines and diagnoses problems with heating, ventilation and air conditioning units for property facilities. Determines the best method to repair or replace all or part of the unit. Makes repairs and/or replacements according to standard. Performs preventative maintenance on HVAC units by replacing filters, cleaning coils, etc. Repairs and replaces furnished kitchen appliances such as refrigerators, stoves, washers and dryers. Performs minor to moderate-level plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs in sinks and toilets. May perform painting projects ranging from full interior painting of property units to minor touch up and repair of walls and woodwork. Perform "make ready" projects for the preparation of vacant units available for prospective tenants. Repairs locks and other miscellaneous items. Perform swimming pool maintenance or other facility and/or landscape projects to ensure property aesthetics meet or exceed standards. Adheres to DBC's safety and hazard communications programs, policies and procedures and maintains a safe work environment. Works irregular hours (evenings, weekends), including on-call for emergency maintenance and overtime hours, as required. Operates a motor vehicle to transport tools and materials between work sites. Perform other related duties as assigned to meet the needs of the business. Inspects and assists with the maintenance and coordination of life-safety systems and equipment, including fire extinguishers, fire alarms, emergency lighting, pool equipment, building systems and other required safety equipment. Coordinates required inspections, testing and repairs with qualified vendors as applicable. Develops and maintains preventive maintenance schedule and assigns tasks for completion by maintenance staff. Complete preventative maintenance inspections, document findings, help identify recurring issues, recommend replacement vs repair. Required Qualifications High school diploma/GED and one to three years of experience in facility maintenance required HVAC experience required. Valid driver's license from the state of residence required Preferred Qualifications Lead Technician experience preferred Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred Knowledge, Skills, and Abilities Knowledge and skills to operate common and specialized tools for repairs and maintenance. Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards. Thorough knowledge of heating and air conditioning unit maintenance, trouble shooting, and repair. General knowledge of the repair and maintenance of appliances, lighting fixtures, and plumbing. Knowledge of occupational health and safety regulations and precautions. Skill and ability to clearly and concisely communicate verbally and in writing with professionalism when interacting with tenants and property management. Knowledge and skills to organize, prioritize, and meet deadlines. Customer service and problem-solving skills. Ability to read, interpret and apply written instructions for repair and maintenance of equipment. Basic computer/technical skills to operate mobile computing or communications devices. Physical and Environmental Requirements The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is required to sit, stand, bend, walk use hands and fingers to control objects, reach with hands and arms, climb stairs and ladders, balance, stoop, kneel, crouch, crawl, talk, and hear. The associate must be able to lift 50 pounds individually and up to 100 pounds with assistance devices (dollies, hand trucks, additional people). Must be able to see and read to complete forms, read reports, and visually determine the correct working order of physical aspect of units and other property facilities. Frequently needs to see small details. While performing the duties of this job the associate primarily works in an outdoor environment exposed to adverse weather conditions as well as dirt and/or dust. Operates a motor vehicle/golf cart.
