On-Site Maintenance Manager Location:

Kempner, TX - in person, live on-site Job type: Contract Job Overview Sunset Ridge is a small, quiet park with RV pads, cabins, and tiny homes, plus a playground, dog park, laundry room, guest bathrooms, and office.

Our goal is simple:

to provide a clean, safe, and well-managed park where guests feel comfortable and enjoy staying. We are looking for a skilled, dependable Maintenance Manager to live on-site and keep the park's grounds, facilities, systems, and units safe, working, and looking sharp. This is a hands-on handyman role for someone who takes pride in a well-kept property, fixes things right the first time, and catches small problems before they become big ones. You will work alongside our on-site Park Manager, who handles guests and administration, so you can focus on the physical side of the park. Responsibilities Own the physical condition of the park : grounds, roads, common areas, RV pads, cabins, and tiny homes and keep it at a standard you'd be proud to put your name on Keep the park's systems running : water and well, electrical, plumbing, septic, and HVAC, good at being proactive, instead of reactive. Fix what you can, but know when to call a professional: We value you ability to fix things and continue learning to develop your skills on fixing things. If you're not capable of doing it, know when to source it, schedule it, and hold the vendor to the work we're paying for Keep units and sites rent-ready: so nothing sits out of service long and no guest arrives to a problem Protect the park : catch the small things before they become expensive ones, and treat safety issues as the first priority! Run the maintenance side like it's yours : know the property inside out, keep the log and photos current, manage tools and supplies, and keep the Park Manager and ownership in the loop Treat guests with respect and take pride in being part of what makes this park a place people want to stay! What We're Looking For Solid general handyman skills across plumbing, electrical, carpentry, and appliance repair; knows when a job needs a licensed trade Takes pride in a clean, well-maintained property and notices what needs attention before anyone else does Reliable and self-directed: works from a schedule and a log without someone checking on you Comfortable with basic texting, photos, and a simple maintenance log; able to communicate clearly with the Park Manager and ownership Physically able to mow, lift 50+ lbs, climb ladders, and work outdoors in Texas weather Honest and trustworthy with park tools, materials, and purchases; background check required Experience with well or water systems, mini-split HVAC, septic, or RV park / campground maintenance a strong plus Own basic hand tools preferred; park equipment and materials provided Compensation & Benefits Competitive pay, paid biweekly On-site housing included Flexible schedule Park tools, equipment, and materials provided Work Environment This is a live-on-site position requiring regular availability and a hands-on presence in the park.
