Full Time Job Summary The Homeowner Services Coordinator is responsible for the affiliate's mortgage portfolio and serves as the primary point of accountability for post-closing mortgage administration, foreclosure prevention and response, post-purchase homeowner support, and financial coaching for current and future homeowners. This role manages the relationship with the loan servicing vendor, monitors portfolio performance, coordinates delinquency and foreclosure-related activity, and ensures timely, compassionate communication with homeowners. The position supports Habitat's mission by protecting the organization's investment in affordable homeownership while helping partner families remain stable, informed, and successful after closing. Key Responsibilities Mortgage Portfolio Ownership Responsible for the loan servicing relationship by leading regular servicer calls, preparing agendas, tracking unresolved issues, and ensuring timely follow-through on post-closing and portfolio-related matters. Ensure that communications and internal decisions regarding homeowners are properly documented and shared with the loan servicer. Collaborate directly with the loan servicer's Loss Mitigation Department to develop strategies for curing delinquent accounts, monitor progress, and escalate risks that may require foreclosure prevention or legal action. Manage foreclosure, bankruptcy, and lien-related coordination with legal counsel to protect HFHGPBC's lien position and ensure timely action throughout the foreclosure process. Prepare presentations to support leadership decision making regarding foreclosure and buybacks. Coordinate with legal counsel, title companies, program staff and external partners as needed. Maintain accuracy of status codes in mortgage servicer system. Prepare and maintain a monthly mortgage portfolio dashboard that tracks portfolio performance, delinquency trends, foreclosure status, loan sales activity, and key risks for leadership review. Prepare monthly reporting to investor banks. Delinquency and Foreclosure Prevention Research foreclosure prevention programs, connect at-risk homeowners with available resources, and provide financial coaching that supports payment recovery, household stability, and long-term homeownership success. Serve as the primary liaison among homeowners, the loan servicer, legal counsel, and leadership to document delinquency status, coordinate next steps, track homeowner commitments, and support timely resolution. Work with management to review mortgage servicing-related policies and procedures, revising and/or creating as necessary. Mortgage Portfolio Analytics and Reporting Serve as the main point of contact for data reporting on portfolio performance; ensure meaningful reporting is provided to management in a timely manner. Collect and verify the data needed to onboard new loans into servicing as they close, ensuring each loan is accurately set up before the first payment is due. Monitor portfolio delinquency levels, identify trends, recommend mitigation strategies, and coordinate follow-up actions that reduce delinquencies over time. Loan Sales Ensure Loan Sale files are created, complete, and correct by given deadlines Satisfy requests from purchasing banks "investors" by coordinating with buyers to execute additional documentation, as needed. Oversee the loan sale process, managing document uploads and remediation reports in coordination with Senior Management. Coordinate with loan investors on loan swaps when sold loans become delinquent on an as-needed basis Post-Purchase Support and Team Collaboration Collaborate with Program, Development, and Finance teams to ensure accurate reporting and alignment with organizational goals. Develop and execute a post-purchase support program that education, and training, and financial coaching to current homeowners. Develop and execute a
HFH GPBC
Current Homeowner Ambassador program and speakers bureau. Assist with process improvements related to mortgage servicing. Perform other related duties as assigned. Qualifications Required Associate or bachelor's degree in real estate, accounting, finance, business administration, or a related field. Minimum of 2-3 years of experience in mortgage servicing, loan administration, foreclosure prevention, housing counseling, accounts receivable, accounting, or a related field. Proficiency in Microsoft Excel. High level of accuracy, organization, and attention to detail. Strong communication and customer service skills, with the ability to work compassionately with homeowners. Preferred Experience working in a nonprofit, affordable housing, homeowner services, mortgage servicing, or housing counseling environment. A strong belief in Habitat's mission and a desire to engage homeowners, volunteers, partners, and community members in the organization's work. Familiarity with mortgage servicing, escrow accounts, or affordable housing programs. Bilingual (English/Spanish or Creole) a plus.
