FUNCTION
Responsible for procurement support for maintenance operations across all properties.REPORTS TO
Procurement SupervisorWORK HOURS
Exempt employee. Salaried position, 40 hours per week. Weekend and additional hours as circumstances warrant.RESPONSIBILITIES
Manage purchasing and procurement activities for maintenance operations across all properties, ensuring maintenance teams have the supplies, materials, parts and services required to support day-to-day operations. Source and evaluate suppliers for maintenance materials, equipment, parts, services and other operational requirements as needed; research new suppliers to identify competitive pricing and reliable sources. Develop and maintain supplier relationships, working with vendors to address pricing, availability, delivery, quality and service issues. Negotiate pricing, terms, lead times, and other purchasing requirements to support cost-effective procurement and uninterrupted maintenance operations. Monitor supplier performance, including on-time delivery, product/service quality, responsiveness, pricing, and fulfillment and address performance issues as needed. Manage purchasing across a range of commodities and maintenance categories, consolidating requirements and identifying opportunities for standardization and cost reduction. Partner with maintenance leadership, property teams, operations, and suppliers to forecast requirements, resolve purchasing issues, and ensure materials are available when needed. Utilize current purchasing process to create, track, and manage purchase orders, monitor inventory requirements, research purchasing history and support procurement decisions. Use Microsoft Excel to analyze purchasing activity, pricing, deliveries and other procurement data to support weekly purchases. Identify opportunities to improve purchasing processes, reduce costs, streamline ordering and improve service to maintenance teams across the property portfolio. Maintain purchasing documentation and supplier information, including quotes, Ops orders, supplier order confirmations, packing slips, specifications, and other procurement records.QULAIFICATIONS
Bachelor's degree preferred; High School Diploma or equivalent required Highly motivated, self-starter Demonstrate problem solving and analytical skills Proficiency in Microsoft Office (Including Excel) Excellent verbal and communication skills Experience with long-term inventory planning and analysis Flexibility to handle multiple tasks as assigned and special projects Ability to solve problems Up to 5% travel, for on-site training Ability to pass background check and drug testPHYSICAL REQUIREMENTS
