With 3-4 high-end home renovations moving through the pipeline each month, this leader is accountable for the systems, the team, and the results that keep every project on time, on budget, and finished to a luxury standard. You will work hand in hand with the general contractor and the designer — translating the design vision into an executable, budgeted scope, securing final design approval from the CEO, and driving it to completion in the field. This is a builder's role, not a caretaker's. You will own the scopes, schedules, budgets, and vendor relationships that the operation runs on — and, as we scale, build and lead the team of project managers and field staff who execute them. You will still be hands-on in the field, but your primary job is to run the operation as a whole: set the standard, hold it, and improve it. Because these are luxury homes, the bar for quality and finish is high. This role is as much about protecting the finished product as it is about hitting timelines and margin. Success here comes down to four things: bidding homes accurately, understanding luxury finishes, staying on budget, and getting ahead of problems before they cost time or money. You will report directly to the CEO and operate as the senior leader of the construction function. Key ResponsibilitiesOperational Ownership & Strategy Own the full renovation operation across 3-4 active luxury projects per month Build, maintain, and continuously improve the scopes of work and project schedules the operation runs on Own the operating budget and drive margin performance across every project Establish the systems, processes, and quality standards that keep projects predictable and repeatable at a luxury level Report directly to the CEO on performance, risks, capital needs, and strategic decisions Project Execution & Oversight Drive renovation activity across all active projects to on-time, on-budget completion Walk new projects and lead bidding alongside the general contractor and designer Proactively identify risks, delays, and cost overruns before they escalate — and own the resolution Balance speed and margin against the high finish quality luxury homes demand General Contractor, Designer & Subcontractor Leadership Work hand in hand with the general contractor and designer to turn the design vision into a buildable, budgeted scope Present designs and scopes to the CEO and secure final design approval before work begins Accurately bid and price homes alongside the general contractor and designer before work begins Own the general contractor and subcontractor relationships — schedule and sequence trades, and hold vendors accountable to scope, pricing, quality, and timeline Develop and manage a stable base of high-quality subcontractors capable of luxury-level work Build, hire, and lead the project management and field team as the operation scales Set clear expectations and hold the entire field organization accountable through direct communication and follow-through Quality Control & Closeout Set and enforce the quality standard on every home — the finish is the product Oversee site walks throughout the renovation process Own the blue-tape and punch-list process to ensure finishing deficiencies are caught and corrected before closeout Confirm homes are fully market-ready and meet a luxury standard at closeout Reporting & Communication Own a clear, accurate project dashboard and reporting cadence across all active projects Provide weekly performance updates on every project Communicate issues early and clearly — no surprises Serve as the CEO's primary partner on operational performance and decisions Qualifications Proven experience leading construction or renovation projects, ideally high-end or luxury residential work Ability to accurately bid and price homes and hold projects to budget Working knowledge of luxury finishes and the details that define a high-end product Proven ability to collaborate closely with a general contractor and designer to execute a design vision A proactive problem-solver who gets ahead of risks, delays, and cost overruns before they escalate Proven leadership experience — building teams, managing project managers or field staff, and owning outcomes Ownership of budgets and margin/P&L for a construction or renovation operation Hands-on background walking projects, building and bidding scopes, and managing field execution Background in luxury residential remodeling, high-end home flipping, or transferable high-finish construction experience Track record of building systems and process that make an operation repeatable and scalable Strong organizational, decision-making, and leadership skills Proven ability to perform under pressure and manage competing priorities Strong written and verbal communication skills Self-starter who takes ownership and drives results without being managed Compensation & Growth Salary range of $125,000-$150,000 Plus Bonuses commensurate with experience, plus performance-based bonus tied to speed and margin performance Annual bonus review based on project speed and margin performance Senior leadership seat with the mandate — and the growth path — to build and scale the entire construction operation
