Key duties include financial modeling, underwriting, due diligence, and creating executive reporting, visual aids and presentations for stakeholders. They require strong Excel skills and proficiency in analyzing market trends.
Core Responsibilities Financial Modeling & Underwriting:
Build and maintain complex financial models to project property performance, including discounted cash flow (DCF) analysis and sensitivity analysis.
Market Research:
Monitor housing market trends, competitor specifications and pricing, and absorption rates (sales pace) to inform pricing strategies.
Due Diligence & Valuation:
Evaluate property conditions, legal documents, and financial statements, such as rent rolls and operating expenses.
Land Acquisition & Feasibility:
Conduct due diligence on potential land acquisitions, including zoning research, environmental, and site evaluations.
Financial Modeling & Pro Formas:
Build and maintain complex Excel models to determine ROI, cash flow projections, and margin analysis for new developments.
Portfolio Management:
Monitor existing assets, tracking performance against forecasts, and assisting with operational sales improvements.
Variance Analysis:
Rigorously analyze monthly variances in labor, materials, and subcontractor costs to identify risks to project margins.
Executive Reporting & Presentations:
Create clear, actionable executive dashboards (using Excel, Power BI, or Procore) to report project performance to leadership.
Required Skills and Qualifications Education:
Bachelor's degree in finance, Real Estate, Economics, or related field.
Technical Skills:
Advanced proficiency in Microsoft Excel and Power Bi is critical.
Analytical Skills:
Strong quantitative skills to calculate ROI, NPV, and IRR.
Communication:
Ability to present complex financial data clearly to diverse leadership.
Pay:
$80,000.00 per year
