October 2025 Summary/Objective Neighbors Of Watertown, Inc. (NOWI) provides a variety of quality affordable housing opportunities to the residents of the City of Watertown and Jefferson County. These opportunities include over 500 residential rental units as well as approximately 30 commercial rental spaces that are maintained by the company. Most units are located in the city of Watertown, and the remaining units are in the Philadelphia area. NOWI is seeking a Properties Manager to oversee the operations & viability of its residential rental portfolio, including assessment and implementation of regulatory compliance requirements appurtenant thereto. Hire, train, and coordinate work assignments of the Site Manager staff. 2. Oversee Maintenance Supervisor and assist them in managing maintenance department. 3. Interface with management team on portfolio operations. 4. In conjunction with management team, develops and implements overall business plan for the portfolio, including analysis of property rent rates, submitting rent increase requests to external parties, analysis of reserve use and sizing, and marketing strategies. 5. Assist with property compliance matters, help maintain awareness of evolving regulatory landscape and implementation of all required changes. 6. Preparation of routine portfolio activity reports, including vacancy, collections, A/R, unit turn time, lease up activity, and maintenance activity. Coordinates external reporting to monitoring agencies, investors, and other parties. 7. Assess overall capital needs of the portfolio, in conjunction with the management team. 8. Maintains an active presence on the properties, performing routine property inspections. Facilitates all property compliance inspections that arise. 9. Sources and maintains vendor relationships pertaining to the portfolio. 10. Develops and maintains "watchlist" reporting as needed. Develops and implements watchlist strategy. 11. Coordinates overall leasing activity procedures across the portfolio. 12. Works with outside agencies to secure financial assistance for tenants as well as prospective tenants. 13. Work Environment This job operates in a clerical, office setting. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Physical Demands This is largely a sedentary role; however, some filing is required. This would require the ability to lift files, open filing cabinets and bend or stand on a stool as necessary.
