Job Description

We are seeking a proactive, highly skilled, and adaptable Facilities Manager to oversee the overall physical campus, maintenance operations, and daily building logistics. In a small school environment, this is a dynamic, "roll-up-your-sleeves" role. The ideal candidate is a natural problem-solver who takes pride in maintaining a safe, clean, and functional learning environment. You will wear many hats daily, combining hands-on handyman repairs, preventive building maintenance, vendor oversight, and time-sensitive daily setup routines (including meal periods and evening events). Core Responsibilities 1.
Hands-On Building Maintenance & DIY Repair General Repairs:
Serve as the primary on-site handyman. Perform day-to-day repairs including fixing broken door hardware, assembling/repairing furniture, patching drywall, painting, hanging whiteboards/shelving, and fixing locker mechanisms.
Plumbing & Electrical:
Perform light plumbing (unclogging drains/toilets, fixing minor leaks, replacing faucet washers) and basic electrical work (changing bulbs/ballasts, resetting breakers, replacing outlet covers).
System Oversight:
Monitor the daily operation of building heating/cooling (HVAC), ventilation, and mechanical equipment; perform basic troubleshooting before escalating to specialized contractors. 2. Daily Operations & Mealtime Logistics.
Meal Setups & Teardowns:
Manage the daily transition of the cafeteria/multi-purpose space for breakfast and lunch. Set up and fold down lunch tables, stage trash/recycling stations, and sweep/mop floor areas as needed between lunch waves. Final clean-up of cafeteria.
Emergency & Biohazard Response:
Serve as the primary emergency responder during the school day for spills, broken glass, and bodily fluids (vomit, feces, urine, blood) using proper OSHA-compliant PPE and sanitization standards.
Restroom & Common Area Upkeep:
Perform mid-day walk-throughs to ensure restrooms remain stocked, clean, and fully operational throughout peak school hours.
Morning Activation:
Open the building each morning and manage the daily raising and lowering of the campus flags. 3.
Event & Campus Logistics Event Setup:
Coordinate physical logistics for assemblies, school performances, PTA meetings, board meetings, and evening events (setting up chairs, tables, staging, and basic sound/AV equipment).
Seasonal & Campus Transitions:
Prepare the facility for seasonal shifts, deep summer cleanings, teacher prep weeks, and holiday closures. 4.
Health, Safety & Emergency Preparedness Safety Compliance:
Ensure all fire extinguishers, emergency exit signs, main water shut-offs, gas valves, and electrical panels are accessible and compliant with local building codes.
Life Safety Systems:
Coordinate and participate in fire, tornado, and lockdown drills. Maintain working knowledge of the Fire Alarm Control Panel (FACP).
Access Control:
Assist with perimeter security, physical key management, and exterior door locks.
Morning Perimeter Walk:
Conduct a comprehensive exterior and interior walk-through first thing every morning to check for safety hazards, weather damage, vandalism, or security breaches before staff and students arrive. 5.
Vendor & Contract Supervision Contractor Oversight:
Supervise third-party vendors for specialized trades (HVAC technicians, electricians, plumbers, roofers, pest control, and night cleaning crews).
Exterior Maintenance:
Oversee contract groundskeeping, landscaping, and snow/ice removal contractors to ensure parking lots and walkways are clear and safe before staff and students arrive. 6.
Grounds & Exterior Maintenance Lawn Care & Landscaping:
Operate the school's riding lawn mower to maintain athletic fields and campus lawns. Manage weed control, trimming, and general curb appeal.
Irrigation Management:
Perform minor sprinkler system repairs, including replacing broken sprinkler heads, adjusting spray zones, and fixing surface drip lines.
Seasonal Transitions:
Execute full seasonal landscaping setups, including turning on and programming the irrigation system for the spring, and fully draining and winterizing the system in the fall to prevent freeze damage. 7.
Summer Turnaround & Back-to-School Preparation Summer Deep Cleaning:
Lead the charge on the summer maintenance schedule, coordinating and executing the deep cleaning of classrooms, moving furniture, stripping and waxing hard floors, and extracting carpets while the building is empty.
Painting & Facility Refresh:
Perform extensive touch-up painting in high-traffic hallways, fully repaint classrooms as scheduled, and repair drywall damage from the previous school year.
August Readiness:
Execute comprehensive preventative maintenance, structural repairs, and facility resets To ensure the entire campus is pristine, fully functional, and welcoming for the staff and students' return in August.
Qualifications & Skills Experience:
3+ years of experience in facility maintenance, general contracting, property management, or commercial custodial oversight (school or institution experience preferred).
Technical Aptitude:
Proven proficiency with hand tools, power tools, light plumbing, basic electrical maintenance, and general carpentry.
Physical Stamina:
Ability to lift up to 50 lbs, climb ladders, operate machinery, stand/walk for extended periods, and work in varying weather conditions.
Certifications:
Knowledge of OSHA safety standards and Bloodborne Pathogen response (or willingness to be certified upon hire).
Soft Skills:
Strong organizational skills, clear communication, a customer-service mindset, and a positive demeanor around children and educational staff.
Clearance:
Must successfully pass a comprehensive criminal background check. We offer a competitive salary range of $65,000 to $75,000 annually for this full-time, year-round role, giving you the opportunity to take true ownership of our campus while working in a supportive, family-friendly school environment.
