Job Description

Summary The Ranch Facilities Manager is responsible for the day-to-day maintenance, operation, and care of a private ranch property, including eight residences, equestrian facilities, building systems, vehicles, equipment, and ongoing renovation projects. This is a hands-on leadership position requiring someone who can work with onsite personnel, manage general contractors and specialty vendors, troubleshoot maintenance concerns, and ensure work is completed safely, professionally, and on schedule. Principal Duties and Responsibilities Maintenance and Contractor Management

▪ Perform basic maintenance that can include HVAC, pool maintenance, equipment maintenance.

▪ Manage general contractors, subcontractors, and specialty service providers.

▪ Obtain and evaluate proposals, coordinate access, monitor schedules, and verify that contracted work is completed correctly.

▪ Oversee ongoing renovations and property improvement projects from planning through final completion.

▪ Communicate project status, budget concerns, delays, and recommended solutions to the owner or designated representative.

▪ Hold contractors accountable for quality, schedule, cleanliness, safety, and completion of outstanding items. Property and Residential Maintenance

▪ Oversee routine, preventive, and corrective maintenance for eight separate residences and associated structures.

▪ Respond to maintenance concerns, determine the appropriate course of action, and completetimely repairs.

▪ Perform general maintenance and minor repairs when appropriate.

▪ Develop and maintain preventive maintenance schedules for buildings, equipment, and major property systems.

▪ Conduct regular property inspections to identify repair needs, safety concerns, and deferred maintenance.

▪ Maintain organized records for completed work, inspections, warranties, service agreements, and upcoming maintenance needs. Mechanical and Building Systems

▪ Coordinate the operation, maintenance, and repair of HVAC systems serving all eight residences.

▪ Oversee the property's geothermal heating and cooling system, including scheduled service and vendor coordination.

▪ Manage pool and spa heaters and associated mechanical systems.

▪ Coordinate qualified contractors for specialized diagnostics, repairs, and required servicing.

▪ Monitor equipment performance and recommend repair or replacement when needed. Pool and Spa

▪ Oversee operation and maintenance of the swimming pool and spa.

▪ Maintain appropriate water quality, cleanliness, temperatures, equipment operation, and required records.

▪ Coordinate repairs for pumps, filters, heaters, controls, and related equipment.

▪ Ensure required maintenance and safety procedures are consistently followed. Fire and Life-Safety Systems

▪ Oversee inspection, testing, servicing, and repair of fire-suppression and related life-safety systems.

▪ Maintain current inspection reports, service documentation, and deficiency records.

▪ Coordinate required work with qualified and licensed fire-protection contractors.

▪ Track identified deficiencies through completion and verify that systems remain operational and compliant. Security, Wi-Fi, and Technology

▪ Oversee operation and maintenance of security, access-control, surveillance, and alarm systems.

▪ Coordinate maintenance and troubleshooting of the property's Wi-Fi and network equipment.

▪ Work with qualified vendors to address outages, equipment failures, coverage issues, and system upgrades.

▪ Maintain strict confidentiality and discretion regarding security systems and property operations. Vehicles and Equipment

▪ Oversee routine maintenance and repairs for ranch vehicles, utility vehicles, tools, and equipment.

▪ Maintain service schedules and maintenance records.

▪ Coordinate repairs with qualified mechanics and service providers.

▪ Ensure vehicles, tools, and equipment are maintained in safe operating condition.

▪ Monitor parts, supplies, fuel, and other operational inventory as assigned. Ranch Support

▪ Assist with general ranch operations and property needs when necessary.

▪ Support weather-related preparation, emergency response, special events, and seasonal projects.

▪ Help maintain the overall appearance, safety, readiness, and functionality of the property.

▪ Respond to urgent property or system issues outside normal working hours when reasonably required. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. ▪ High school diploma or equivalent; technical, trade, construction, or facilities training is preferred.

▪ Previous experience in facilities management, estate management, ranch operations, property maintenance, construction management, or a related field.

▪ Demonstrated experience leading employees and managing general contractors and specialty vendors.

▪ Broad working knowledge of residential maintenance, HVAC, mechanical, plumbing, electrical, pool and spa equipment, and preventive maintenance.

▪ Experience overseeing renovations or construction projects.

▪ Strong troubleshooting, organization, communication, and follow-through skills.

▪ Ability to identify problems, evaluate options, and make sound recommendations.

▪ Ability to safely operate common tools, vehicles, and equipment.

▪ Valid driver's license and acceptable driving record.

▪ Relevant trade licenses, certifications, Certified Pool Operator credentials, or technical training are preferred.

▪ Ability to maintain strict confidentiality and exercise sound judgment while working on a private property. Physical and Work Requirements

▪ Ability to work indoors and outdoors in varying weather conditions.

▪ Ability to walk the property, climb ladders, bend, kneel, and work in mechanical or equipment areas.

▪ Ability to lift and carry up to 50 pounds, with or without reasonable accommodation.

▪ Ability to respond to occasional after-hours emergencies or urgent maintenance situations.

▪ Regular onsite presence and residency on the ranch are required. Compensation and Benefits

▪ Annual salary range of $80,000 plus bonus based on qualifications and experience.

▪ A four-bedroom residence located on the ranch is provided as part of the overall compensation package.

▪ Utilities and trash service for the provided residence are included.
