Job Overview Halifax Urban Ministries (HUM) is seeking a highly skilled, dependable, and self-motivated Maintenance Technician to oversee the repair, maintenance, sanitation, and turnover of Hope Place shelter and housing units, administrative offices, common areas, and grounds. This position requires a hands-on professional who can independently diagnose and repair a wide range of building, plumbing, electrical, carpentry, HVAC, painting, and general maintenance issues while minimizing the need for outside contractors. The ideal candidate is a "working handyman" capable of performing routine and emergency repairs, preparing housing units for new occupants, maintaining a safe and clean environment, and protecting organizational assets through preventative maintenance and sound facility management practices. Essential Duties and Responsibilities General Facility Maintenance Perform routine, preventive, and corrective maintenance throughout the facility. Receive, prioritize, and complete maintenance work orders in a timely manner. Conduct regular inspections of buildings, apartments, shelter units, offices, equipment, and grounds. Maintain facility maintenance logs and records. Identify maintenance issues before they become major repairs. Plumbing Repair and replace faucets, toilets, sinks, drains, fixtures, and water lines. Troubleshoot plumbing issues and clear clogged drains. Identify leaks and perform repairs to prevent property damage Some knowledge of grinder pumps and repair thereof. Electrical Troubleshoot and repair minor electrical problems. Replace light fixtures, switches, outlets, ballasts, breakers, and ceiling fans. Ensure all electrical work complies with safety requirements and building codes. Carpentry and Building Repairs Repair doors, windows, locks, cabinets, shelving, furniture, and trim. Patch, repair, and finish drywall. Complete minor construction projects as assigned. Install and repair flooring, hardware, and other building components. HVAC Maintenance Perform routine maintenance on air conditioning and heating systems. Replace filters and clean HVAC components. Clean return-air vents and air conditioning units. Identify HVAC concerns and coordinate service when specialized repairs are necessary. Painting and Facility Appearance Paint interior and exterior surfaces. Repair wall damage and prepare surfaces for painting. Maintain a clean, professional appearance throughout the property. Grounds Maintenance Maintain parking lots, sidewalks, landscaping, and outdoor common areas. Remove debris and ensure grounds remain safe and attractive. Perform minor fence, gate, and exterior repairs. Shelter Unit Turnover and Sanitation Responsibilities Conduct complete unit clean-outs following participant departure from shelter, transitional housing, or permanent housing programs. Remove abandoned property, trash, furniture, and unusable items in accordance with organizational policies. Remove used linens, bedding, towels, and other household materials for laundering or disposal. Deep clean and sanitize apartments, shelter units, offices, bathrooms, kitchens, and common areas. Clean, disinfect, and sanitize furniture, mattresses, tables, chairs, cabinets, and other furnishings. Clean and sanitize refrigerators, stoves, microwaves, sinks, countertops, and appliances. Clean, inspect, sanitize, and maintain air conditioning units, vents, and HVAC filters between occupancies. Replace air filters as needed. Perform minor repairs to units during turnover, including painting, wall repair, fixture replacement, lock replacement, and furniture repair. Inspect units for damages and prepare reports regarding needed repairs. Ensure housing units are move-in ready within required timeframes. Assist with inventory and replacement of linens, furnishings, cleaning supplies, and maintenance materials. Safety and Compliance Conduct regular safety inspections. Ensure compliance with organizational policies and applicable health, fire, safety, and housing standards. Monitor fire extinguishers, smoke detectors, emergency lighting, and other safety equipment. Immediately address or report safety hazards. Follow proper infection-control, sanitation, and chemical handling procedures.
