Maintenance Coordinator Kings Bay Rentals LLC - Kingsland, GA About Us Kings Bay Rentals LLC is a growing property management company dedicated to providing exceptional service to our property owners and residents. We are seeking a dependable, organized, and customer-focused Maintenance Coordinator to join our team. Position Summary The Maintenance Coordinator is responsible for overseeing the day-to-day maintenance operations for a portfolio of residential rental properties. This position serves as the primary point of contact for maintenance requests, coordinates vendors, communicates with tenants and property owners, and ensures repairs are completed efficiently, accurately, and cost-effectively. Key Responsibilities Coordinate and manage maintenance requests from start to finish. Dispatch and communicate with vendors to ensure timely completion of repairs. Prioritize emergency, urgent, and routine maintenance requests. Maintain regular communication with tenants and property owners regarding repair status and updates. Review vendor invoices for accuracy and submit them for processing. Close completed work orders promptly and maintain accurate records in AppFolio. Ensure vendors maintain current Certificates of Insurance (COIs) and W-9 forms before performing work. Build and maintain relationships with qualified vendors and contractors. Coordinate home warranty claims when applicable. Assist with move-out inspections and periodic property inspections. Maintain property key inventory and vendor key check-out logs. Participate in an after-hours emergency maintenance rotation. Work collaboratively with the Property Manager and office staff to deliver excellent customer service. Perform other duties as assigned. Qualifications High school diploma or GED required. At least one year of administrative, clerical, construction, maintenance coordination, or property management experience preferred. Strong organizational and time management skills. Excellent communication and customer service abilities. Ability to multitask and prioritize in a fast-paced environment. Experience using Microsoft Office (Word, Excel, Outlook). Experience with AppFolio or other property management software is a plus. Knowledge of residential maintenance processes and vendor management. Familiarity with Georgia Landlord-Tenant laws and Fair Housing guidelines is preferred. Valid driver's license and reliable transportation. Physical Requirements Ability to travel to managed properties as needed. Ability to climb stairs and ladders during inspections. Ability to lift up to 25 pounds occasionally.
Pay:
$45,000.00 - $50,000.00 per year
