JOB DESCRIPTION
SUMMARY
OF POSITION
Provides direct supervision of Maintenance Technicians and Janitorial staff who execute the work of maintaining, repairing, and cleaning the physical structures of the organization's facilities, vehicles and grounds. Coordinates the use of facilities for programing purposes. Supports the hiring process of the department. Performs or supervises structural and cosmetic repairs and modifications to facilities and furnishings. Assists with inspections of completed work. Assists with the development of annual planning. Procurement of bids.
ESSENTIAL DUTIES & RESPONSIBILITIES
Provides direct supervision of Maintenance Technicians and Janitorial staff. Supports Facilities Manager in selection, evaluation and training of staff. Offers remedial training and education to staff and applies discipline when indicated in a timely manner after seeking consultation with Facilities Manager and Human Resources. Reviews assigned staff timesheets, expense reports and leave requests/balances for compliance, completeness and accuracy. Provides accurate, constructive feedback to staff on an ongoing and timely basis. Attends team meetings/development every month as part of monthly supervision. Documents performance and development feedback as directed by Facilities Manager. Completes assigned performance appraisals and reviews all plans for improvement by deadlines. Performs or supervises structural and cosmetic repairs and modifications to Centerstone facilities and furnishings. Assists Facilities Manager with inspections of completed work of contractors or employees engaged in grounds maintenance and vehicle repair activities for conformance with applicable specifications and standards. Assures Centerstone compliance with all facility and vehicle related sections of
NFPA 101
standards and requirements and other external regulatory bodies. Procures competitive bids for services requiring contractors to perform the work of maintaining, repairing or cleaning Centerstone facilities, vehicles and grounds Requisitions tools, equipment, and supplies associated with facilities management. Confers with and coordinates facilities related activities of Centerstone programs. Participates in the Health and Safety Committee as assigned by Facilities Manager. Assists Facilities Manager developing an annual plan for replacement and repair of equipment, vehicles and structures. Demonstrates an ability to effectively use organizational communication devices (e.g. telephones, pagers, facsimile) and software required to perform job duties (e.g. Microsoft Outlook and Centerstone's HR/Benefits systems) as demonstrated by ability to input data appropriately, efficiently, accurately and timely as required by the necessary task. Presents relevant information for the purpose of assuring quality of care, gaining feedback, and planning changes in provision of services to internal and external customers. Identifies and reports all Critical Incidents according to Centerstone's policy.
KNOWLEDGE, SKILLS & ABILITIES
Effectively communicate via written, verbal, in person and virtual methods. Skill in customer service techniques. Skill in problem-solving. Skill in identifying and prioritizing job tasks.
QUALIFICATIONS
Education Level High school diploma or GED Years of Experience Minimum of five (5) years of combined experience in HVAC, plumbing, electrical, carpentry and vehicle or facility maintenance is required Supervisory experience in an institutional or business setting preferred. Experience with vendor selection and monitoring is preferred. Required Certification/Licensure
