Facility Commissions (Tyler & Maple) & Business Manager Position Summary Ascension Lutheran Church is seeking a highly qualified Working Facility Manager to oversee, operate, and maintain physical assets across two campuses totaling 70,217 sq. ft. This is a senior level, hands-on, "working manager" role. The ideal candidate will combine trade-level technical expertise (HVAC, plumbing, electrical, and electronic security) with administrative capabilities in project management, vendor oversight, financial compliance, and work order tracking. Operating with a servant's heart, this individual serves as a safe, approachable presence around church members, school students, and daycare children, while maintaining financial accountability and serving as the primary after-hours emergency responder.

Autonomous Working Manager:
Balanced ability to perform hands-on diagnostic trade work independently while managing administrative schedules, budgets, and vendors. Primary Responsibilities 1. Hands-On Building Systems & Technical Maintenance Perform preventive and corrective maintenance on HVAC, plumbing, electrical, and lighting systems Maintain door hardware, perform minor drywall/painting, and conduct routine roof and drain inspections Program thermostat schedules for worship, school, daycare, and events Maintain school playground equipment in accordance with state regulations Light snow and ice removal Manage church vehicle fleet Direct and schedule contract services 2. Physical Security, Access Control & Emergency Response Administer keycard access systems, program schedules, issue/deactivate badges, and troubleshoot locks/strikes Manage CCTV cameras and NVRs; adjust settings and export footage as needed Maintain intrusion alarms and conduct monthly safety equipment tests Serve as primary on-call responder for after-hours alarms, outages, leaks, and weather-related issues Maintain first aid kits, fire extinguishers, AED, and other safety equipment 3. Administrative, Financial & Project Management Manage digital work order system (receive, prioritize, complete, and close requests) Assist with project management and act as the customer's representative Control expenses within approved budget tiers Scope, bid, schedule, escort, and inspect contracted trade work Attend monthly Facility Commission meetings and report on metrics, system health, budget, and capital needs Oversee custodial services, supply inventory, and event room setups/teardowns Perform playground inspections/repairs under supervision of school board 4. Renovation & Capital Project Management Serve as the church's on-site project manager and owner's representative for renovations, upgrades, and capital improvements Develop scopes of work, solicit competitive bids, and evaluate contractor proposals for quality, cost, and schedule Coordinate and oversee licensed trade contractors (HVAC, electrical, plumbing, roofing, etc.) throughout construction Conduct field inspections, verify workmanship and materials, and ensure compliance with plans, codes, and church standards Track project progress, manage change orders, and protect the church's interests on schedule, budget, and quality No General Contractor license required — role focuses on owner advocacy, technical oversight, and coordination rather than licensed contracting
Position Qualifications Mission Alignment:
Full support of the mission and ministry values of Ascension Lutheran Church.
Experience:
Minimum 5 years of commercial facility maintenance, skilled trade work, or building operations experience.
Working Manager Capability:
Proven ability to balance physical trade work with administrative duties (financial tracking, project bidding, work order management).
Technical Competency:
Hands-on experience with commercial
HVAC/BAS
software, electronic keycard access platforms, IP camera software, and burglar alarm panels.
Computer Proficiency:
Skilled in Microsoft Office (Word, Excel, Outlook), digital work order platforms, and digital calendar management.
State Licensing Requirements:
Must submit a negative tuberculin test (less than 2 years old) and pass
K.A.R. 28-4-125
background checks (Criminal, Child Abuse History, DCF, KBI, and National Sex Offender Registry).
Physical Capability:
Must be able to lift at least 50 lbs. (up to 75 lbs. occasionally), climb ladders, work on roofs, and stand or walk for extended periods.
Emergency Availability:
Must be available for 24/7 emergency call-out response.

From $70,000.00 per year
