$100,000-$140,000 Total Compensation An established property management and rental company in Lexington, is seeking a Director of Facilities & Property Operations to lead the maintenance and facilities function across its property portfolio. This is a senior leadership and business operations role — not simply a Maintenance Manager position. We are looking for a leader who can evaluate how maintenance is currently being delivered, identify significant opportunities to reduce operating costs, improve the use of internal resources, strengthen vendor and contractor management, and build a more efficient and scalable facilities operation. The successful candidate will combine facilities and maintenance expertise with strong financial and business acumen . You should be comfortable analyzing costs, challenging existing practices, making build-vs.-buy decisions, establishing performance expectations, and presenting recommendations to company leadership. Candidates may come from commercial real estate, facilities management, multifamily, healthcare, senior living, hospitality, education, institutional facilities, or other complex multi-site environments. What You'll Lead Provide strategic leadership for maintenance and facilities operations across the company's property portfolio Evaluate current maintenance operations and identify opportunities for significant cost reduction and improved profitability Analyze outsourced versus in-house work and determine where services can be performed more effectively and economically Develop strategies to reduce contractor and vendor costs while maintaining or improving service and quality Establish purchasing, vendor-management, and procurement practices that leverage the company's overall buying power Lead maintenance staffing, organizational structure, workforce planning, productivity, and employee development Develop and manage maintenance operating budgets, forecasts, and performance targets Partner with senior leadership on capital planning, major repairs, property improvements, and long-term asset needs Establish KPIs and reporting to measure labor productivity, maintenance costs, vendor performance, work-order trends, preventive maintenance, and property performance Improve preventive maintenance programs to reduce emergency repairs and extend the useful life of major building systems and equipment Evaluate systems, processes, technology, and workflows and implement improvements that increase efficiency and accountability Work closely with property management and company leadership to balance service requirements, asset protection, operating costs, and long-term property value Build and develop a strong maintenance leadership team capable of executing the company's operational strategy What We're Looking For We are interested in candidates who have operated at a level beyond day-to-day maintenance supervision.
Ideal candidates will have:
10+ years of progressive facilities, property operations, maintenance, building operations, or related experience Significant leadership responsibility across a multi-site, multi-property, regional, or otherwise complex portfolio Demonstrated responsibility for budgets, operating expenses, cost controls, capital planning, purchasing, vendors, and contractors A track record of identifying and implementing measurable cost savings and operational improvements Strong financial and business acumen with the ability to understand how facilities decisions affect overall company profitability Experience determining when work should be performed internally versus outsourced Experience building, reorganizing, developing, or improving maintenance/facilities teams Ability to use operating data and KPIs to identify problems, measure performance, and hold teams accountable Strong executive communication, leadership, negotiation, and problem-solving skills Experience in residential property management is not required .
