This role requires a hands-on professional with strong troubleshooting experience across HVAC, plumbing, and electrical systems, while also managing administrative and operational responsibilities. The ideal candidate is proactive, organized, and capable of both resolving maintenance issues and supporting property management functions. Key ResponsibilitiesMaintenance & Troubleshooting Perform hands-on troubleshooting and minor repairs for: HVAC systems (diagnostics, filter changes, basic repairs) Plumbing systems (leaks, clogs, fixture replacements) Electrical systems (lighting, outlets, breaker panels) Identify root causes of maintenance issues and implement corrective actions Conduct routine property inspections to proactively identify deficiencies Assist in executing preventive maintenance programs Coordinate and oversee specialized repairs with third-party vendors Respond promptly to tenant service requests and emergency issues Administrative & Operations Support Manage and track work orders through systems such as AppFolio Maintain accurate maintenance logs, inspection reports, and compliance records within our assigned Maintenance software. Assist with vendor bidding, proposals, and contract coordination Support budgeting efforts by monitoring maintenance expenses Assist with coordination of capital improvement projects Tenant & Vendor Coordination Serve as a primary contact for tenant maintenance requests Schedule and coordinate vendor access to properties Ensure vendors meet scope, quality, and timeline expectations Maintain strong working relationships with contractors and service providers Required Qualifications 3+ years of experience in commercial property maintenance, facilities management, or property management Demonstrated troubleshooting experience in HVAC, plumbing, and electrical systems (required) Ability to diagnose issues and determine appropriate repair solutions Experience using property management or work order systems (e.g., Appfolio, MaintainX) Strong organizational and multitasking skills Ability to prioritize urgent maintenance issues in a fast-paced environment Excellent communication and tenant service skills Preferred Experience/Qualifications Formal or Hands On training of HVAC Systems to include Large and complex systems. OSHA certification or safety training Experience in commercial office, retail, or mixed-use properties Familiarity with vendor procurement Key Traits for Success Strong problem-solving and troubleshooting mindset Hands-on, proactive approach to maintenance Ability to balance fieldwork with administrative responsibilities High level of accountability and attention to detail
Pay:
$70,000.00 - $80,000.00 per year
