Exempt Definition :
Deputy Facilities Director will work with the Facilities Director to establish and maintain a maintenance program for the properties owned by the County of Norfolk. Will provide leadership and supervision over a range of employees in the Skilled and General trades to ensure the standards set are implemented. Monitors the performance of subordinates and will be evaluated for performance and effectiveness by Facilities Director.
General Statement of Responsibilities :
Supervises several Maintenance personnel as assigned for the upkeep cleaning and maintenance of all county facilities as required. Works under the Facilities Director and reports to the Facilities Director who will evaluate and review for performance and effectiveness

Supervises Maintenance employees as required by the Facilities Director. Supervises and assists with evaluation of subordinate maintenance workers.
Duties:
  • Prepares monthly assessment reports concerning the maintenance of buildings and grounds.
  • Prepares semi-annual reports for capital planning for the needs of the department
  • Assists with creating, assessing and enforcing policies and procedures around the areas of training, safety, compliance and the Mandated State Ethics Training.
  • Assigning personnel specific work via work orders at specific locations
  • Deals with administrative problems encountered in installation, alteration and maintenance work
  • Either directs, assists in, and/or makes recommendations related to how to best utilize staff services to maintain satisfaction in the areas of staffing, discipline, and other day-to-day procedures
  • Training of staff on proper methods and procedures of safety
  • Performs weekly and monthly inspections of work performance and safety procedures; reports results to the Facilities Director
  • Responds to second shift calls and alarms for all County facilities
  • Oversea snow removal and landscaping work of second shift staff
  • Supervises the production of reports and the tracking of needed repairs for all facilities and reports building concerns in a timely fashion
  • Act as the interim Facilities Director when Facilities Director is out of office
  • Perform other duties as assigned
Qualifications :

  • Fluency in Microsoft Office Suite (Word, Excel, PowerPoint) and BMS Systems

  • Prepare technical reports and formulate recommendations.
  • Knowledge of purchasing guidelines.
Requires possession of a valid
Massachusetts Drivers License Education and Experience Requirements :
  • 3-5 years' experience in Facilities Management. Prior supervision of staff preferred
  • Bachelor's degree in engineering, business administration, construction management, or related field. Substitution of skilled labor license may be comparable to 3 years of experience
  • Must have strong working knowledge of buildings and grounds maintenance and construction of new facilities; as well as current codes and statutes regarding physical municipal facilities.
  • Knowledge of building systems and asset management software ; including but not limited to roofs, structural, electrical , plumbing , and
HVAC Salary:
