Job Requirements 5-7 years of experience in property management, maintenance operations, or an equivalent combination of education and hands-on experience. HVAC certification with 2-4 years of hands-on experience servicing and repairing HVAC systems. 2-4 years of experience with mechanical, electrical, and plumbing systems. Experience with grounds management, property upkeep, and quality control in multifamily or commercial properties. Current CPO certification. Strong verbal and written communication skills. Demonstrated leadership and team-building abilities. Strong customer service skills with the ability to build positive professional relationships. Ability to travel approximately 2 days per month and work effectively under established leadership and operational direction. Proficiency with basic computer applications, including Microsoft Outlook, Excel, and Word, as well as property management or service-ticket systems. Professional appearance and appropriate business attire are required. OneSite experience and prior lease-up experience are preferred. Key Responsibilities Perform and oversee routine and emergency maintenance, including HVAC, plumbing, electrical, carpentry, appliance repair, and related building systems. Lead, train, and support maintenance team members while assigning work and ensuring timely completion of service requests. Oversee the make-ready process for vacant units, maintaining high standards for quality, presentation, and efficiency. Conduct routine property inspections and proactively identify maintenance, safety, and quality concerns. Maintain appropriate inventory of tools, parts, equipment, and supplies and submit purchase requests as necessary. Coordinate and oversee third-party contractors, vendors, and service providers. Ensure maintenance activities are completed safely, professionally, and in accordance with applicable regulations and property policies. Maintain accurate and timely records of work orders, inspections, preventative maintenance, and other operational activities. Participate in a rotating on-call schedule and respond appropriately to after-hours emergencies. Communicate professionally and effectively with property management, residents, team members, contractors, and vendors regarding maintenance needs and concerns. Support a culture of accountability, teamwork, professionalism, and continuous improvement.
