Brand New 124 Unit Residential Apartment Building, Lakewood, OHBASIC FUNCTIONS
The Facilities Manager will be responsible, under the direction of the Property Manager, for the overall maintenance of the apartment complex and all areas related to the day‐to‐day maintenance and operations of the community.RELATIONSHIPS
- Reports to the Property Manager on a regular basis.
- Maintains a professional and courteous relationship with other staff members, working with the Leasing Office and under the direction of the Property Manager.
- Maintains a professional and courteous relationship with vendors working on the property, with visitors, as well as current and prospective residents.
BASIC RESPONSIBILITIES
The activities listed below are not all inclusive; however, they are indicative of the types of activities normally performed by the Facilities Manager.- Performs assigned work orders, emergency and preventive maintenance.
- Uses reporting of tenant move-outs and move-ins to plan, coordinate, and schedule maintenance repairs, painting, or janitorial services for vacant units to make ready.
- Arranges for subcontractors, assists in vendor repair contracts, and evaluation of work performed as needed.
- Maintains inventory of adequate supplies, tools and orders necessary materials to complete all tasks.
- Provides timely, attentive, upbeat service to residents, and making sure their needs are met or explained in a manner that reflects positively on the company or business.
- Utilizes several trade skills such as electrical, plumbing, carpentry, heating & cooling, masonry and painting.
- Repairing and treating structures such as showers, sinks, appliances, doors, cabinets, walls and building exteriors. Maintaining warranty information and using warranty for repair when applicable.
- Assists on all types of cleaning daily and as requested.
- Responsible for helping to maintain the entire property in an attractive, comfortable condition.
- Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC systems.
- Responsible for 24-hour emergency maintenance, on rotation.
- Implements a preventive maintenance program to ensure building machinery, elevators, and systems are fully functional with records/incidents documented.
- Complete grounds work such as grounds pick up, sweeping and light landscaping.
- Participates in shoveling and removal of snow, ensuring areas are salted and clear during winter season.
- Coordinate special projects as directed.
BASIC QUALIFICATIONS
- High School diploma or equivalent.
- 3+ years of experience in the oversight of maintenance for a commercial or residential property.
- Above average written and oral communications skills.
- Competence with and/or desire to learn and use systems/tools (Yardi, Outlook, Excel).
- Reliable transportation with a valid Driver's License.
- Uses good safety habits at all times.
- Neat, clean appearance.
- Compatible with wide range of people.
- Lease-up experience preferred.
- HVAC certification preferred.
- Needs to be thorough, reliable, self-motivated, responsible, honest, organized, flexible and service-oriented.
AVAILABILITY AND WORK HOURS
- Must be available on-call to handle requests as needed outside of normal business hours. Must be available to handle emergencies 24/7, occasional overtime.
- Ability to access emails on weekends and be available to resolve issues as needed.
PHYSICAL REQUIREMENTS
- The ability to wear personal protective gear or safety equipment correctly most of the day as directed by OSHA, state and federal laws.
- Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.
- Heavy movement; stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
- Operates a computer, tablet, phone, and other office productivity machinery.
- Requires the ability to move within different areas of properties, stand, sit, walk up/down stairs for periods of time.
