Job Description

Company Overview The Association of Property Owners of the Hideout Inc is dedicated to maintaining a vibrant, safe, and well-managed residential community nestled in the scenic Pocono Mountains. We oversee a variety of state-of-the-art facilities and prioritize preserving the natural beauty of our surroundings for all residents to enjoy. Job Summary We are seeking an energetic and detail-oriented Facilities Manager to lead our facilities maintenance team. Plan, direct, and coordinate, through staff of skilled, semi-skilled, and unskilled personnel, activities concerned with the operation, repair, maintenance, and construction of facilities, equipment, buildings, and grounds to minimize interruption and improve efficiency. Your leadership will ensure all facilities are safe, efficient, and compliant with safety regulations while fostering a proactive maintenance environment that enhances residents' quality of life.
PRIMARY DUTIES
  • Inspect facilities or review inspection reports, to determine repairs, replacement, or improvements required.
  • Hire Maintenance & Housekeeping personnel.
  • Work with the Project Manager to obtain bids when necessary for work from outside contractors.
  • Supervision and management of all in/out-of-house construction of maintenance activities including contractors, sub-contractors, or other contracted vendors.
  • Supervision and control of consulting Architects, Engineers, or other consultants responsible for P.O.A. Facilities.
  • Develop and implement a year-to-year road and drainage program and supervising road crew (in-house).
  • Develop and implement maintenance recommendations for approximately fifty miles of surfaced roads, including drainage and shoulders.
  • Develop and submit an annual maintenance budget and related management plan and direction of approved expenditures.
  • Develop daily, weekly, monthly and yearly maintenance programs.
  • Responsible for inspection and approval for all road repairs.
  • Develop and implement snow and ice control program.
  • Develop and implement building maintenance schedule.
  • Advise the E.C.C. of construction code violations and/or other construction related problems.
  • Review and revise the Hideout Residential Building Code as necessary.
  • Create necessary project documentation (RFPs, BID package, etc.)
  • Trash/Recycle Management efforts internal to the Hideout
  • Coordination of trash-recycling efforts with outside vendors and County Agencies.
  • Responsible for energy management programs.
  • Maintain, evaluate and update as needed the Hideout waste management practices as they pertain to materials used in Hideout amenities.
  • Investigate and apply for local/State/Federal/Private funding opportunities to help offset costs of improvement projects.
  • Perform additional duties as required
EXPERIENCE & OTHER REQUIREMENTS
  • Working knowledge of Design/Drafting, Architecture and understanding of Civil Engineering.
  • Degree in Facilities Management or 3 - 5 years of facilities related experience.
  • Strong Project Management experience.
  • Knowledge of building codes, zoning and land uses, rules and regulations. Blue print reading.
  • Must possess knowledge of all phases of construction and operations of the following areas: roads, drainage, structures, surveying, environmental impact, and sewer and water systems.
  • Excellent written and verbal skills
  • The ability to successfully manage subordinates and vendors
WORKING CONDITIONS
While performing the duties of this job, the employee is occasionally required to stand; walk; use hands and fingers to handle, feel or operate objects, tools, or controls; and reach with hands and arms. The employee is occasionally required to sit, climb, balance, stoop, kneel, crouch, crawl, talk, hear and smell. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Work is often performed in office settings. Outdoor work is required in the inspection of various land use developments, construction sites, or public works facilities. While performing the duties of this job, the employee occasionally works in outside weather conditions. The noise level in the work environment is usually moderate, at times loud when operating equipment.
SAFETY HAZARDS
Occasionally works near moving mechanical parts and in high places, and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, risks of electrical shock, and vibration. Must occasionally lift and/or move heavy objects. Exposure to the natural elements, dust, insects, and conditions that could be hazardous or dangerous relative to construction sites. Throughout the winter season work with and operate snow removal equipment, (plows, cinder spreaders, snow throwers, and shovels) during cold, snowy, icy, slippery, and otherwise extreme weather related conditions. Outdoor operations throughout the spring, summer and fall present hazards from extreme rainy, stormy weather.
  • Operation of equipment, (chainsaws, pry bars, air compressors for jack hammering attachments) in stormy weather requires caution when using.
Machinery and tool operation requires the use of safety equipment to include but not limited to; eye safety glasses, hearing protectors, work boots, and hardhats. This position is benefit eligible. Pay:
$55,000.00 - $65,000.00 per year
