Facilities and Construction Manager Heartland Restaurant Group | A Dunkin' Franchisee Position Overview Heartland Restaurant Group is seeking a hands-on leader to manage restaurant facilities maintenance and oversee construction and remodel projects across its operating area. This position leads Facilities Technicians and contractors, serves as the senior working technician, and coordinates construction work from planning through final inspection and turnover. The role balances daily repairs and preventive maintenance with schedules, budgets, safety, and quality standards. Key Responsibilities Department Leadership and Maintenance Lead, schedule, coach, train, and evaluate Facilities Technicians and construction crew members as needed. Prioritize work orders, preventive maintenance, emergency repairs, and remodel activities to support restaurant operations. Work alongside the team to troubleshoot and repair HVAC, restaurant equipment, plumbing, electrical systems, carpentry, drywall, painting, flooring, ceilings, and exterior building components. Provide technical guidance on difficult repairs, establish maintenance procedures, and maintain accurate work and equipment records. Respond to urgent building repairs and board-up needs; arrange outside support when appropriate. Remodel and Construction Oversight Manage daily on-site activities for restaurant remodels, including project schedules, crews, subcontractors, materials, and progress reports. Coordinate work to minimize restaurant disruption and closure time; perform appropriate hands-on construction and repair work. Review drawings and approved plans, inspect work for quality and safety, resolve site issues, and complete punch lists before turnover. Coordinate required inspections and ensure completed work meets applicable codes, approved plans, and quality standards. Track project spending and timelines and communicate progress, delays, and needed decisions to leadership. Vendors, Safety, and Budget Obtain bids, coordinate contractors and suppliers, and hold them accountable for scope, workmanship, schedules, safety, and warranty obligations. Manage maintenance expenses and project costs; identify practical ways to control costs while maintaining quality. Conduct facility and job-site inspections; maintain records for inspections, warranties, daily work, and project completion. Support compliance with applicable local, state, and federal requirements and provide training on safe work practices. Qualifications At least five years of commercial facilities, restaurant maintenance, building maintenance, or construction experience. Supervisory experience leading technicians, construction workers, or subcontractors. Strong hands-on skills in carpentry and general building repair, with experience troubleshooting HVAC, plumbing, electrical systems, and restaurant equipment. Ability to read construction drawings and approved plans, manage multiple priorities, and communicate clearly with restaurant leaders and vendors. Comfort using maintenance management or construction software; experience with CMMS, Procore, AutoCAD, or BIM is a plus. Certified Construction Manager or Project Management Professional certification is a plus. Ability to perform field work, stand and walk at job sites, and lift up to 50 pounds. Schedule and Work Environment Regular travel among HRG restaurant locations and daily hands-on field involvement. Flexibility for evening, weekend, or overnight work during remodels and major repairs. On-call availability for emergency maintenance needs.
