About the Position The Contract Manager provides overall oversight, direction, coordination, and administration of assigned facility maintenance and operations (O&M) programs. This position is responsible for ensuring that all contractual requirements, operational objectives, safety standards, quality expectations, and performance goals are consistently achieved. This position supervises and coordinates skilled trades personnel an subcontractors engaged in facility maintenance, equipment maintenance and repair, custodial, grounds, utility, and related operations at assigned jobsites. Essential Duties and Responsibilities Perform O & M, custodial, grounds maintenance, and related facility maintenance activities management administration functions, handling a variety of actions and problems relating to assigned contract(s). Monitor management plans designed to accomplish contractual objectives and provide direction and support to subcontractors, support staff, trades, and crafts. Manage employees, general contractors and subcontractor workers and give guidance as needed to ensure high-quality program performance. Plan and schedule the entire program activities, including maintenance operations and timelines to make sure program deadlines and expectations are met. Responsible for submitting various monthly progress reports in accordance with contract and Brown Point requirements. Manages and commits contract resources; monitors budgets on assigned contracts. Work with general contractors, critical subcontractors, and external vendors to negotiate profitable contracts. Responsible for safety of all personnel on job, including sub-personnel, compliance with environment standards and quality of work performed. Conducts training of staff, as well as safety meetings and briefings. Communicate the status of the maintenance program to key stakeholders by providing regular progress reports. Research and address customer and employee complaints. Acquire the appropriate licenses and permits from the corresponding authorities and ensure maintenance operations are in compliance. Put organizational systems into place to ensure tools, vehicles, and equipment are well-maintained, and schedule maintenance if needed. Perform other duties and responsibilities as assigned. Skills & Qualifications Experience in the facility maintenance, facilities management, or building operations industry strongly preferred. Working knowledge of facility maintenance trades and building systems, including plumbing, electrical, HVAC, mechanical, and general building maintenance. Ability to understand maintenance issues, scopes of work, and technical requirements and effectively communicate with skilled trades personnel, subcontractors, vendors, and customers. Technical or hands-on experience in one or more skilled trades is preferred. Strong computer skills with proficiency in Microsoft Outlook, Excel, and Word. Strong typing and data-entry skills with the ability to efficiently manage email correspondence, reports, spreadsheets, and electronic documentation. Strong organizational, written, and verbal communication skills. Ability to manage multiple priorities, deadlines, contracts, and jobsite requirements in a fast-paced environment.
