Position Summary:
Alliance Aviation Services is seeking a Facility Manager to support the Director of Airport Operations and Airport Operations team at Perot Field Fort Worth Alliance Airport. This role is responsible for extensive tenant communication, prioritizing and performing routine and preventative maintenance on all buildings as well as customer repair requests and concerns to ensure the work is completed in a timely manner, overseeing vendor contract administration and bids, conducting weekly site visits, coordinating/attending building punch lists walks, and development and maintenance of annual facility management budgets. The Facility Manager plays a critical role in maintaining safe, reliable, and efficient building operations while supporting tenants, vendors, and airport stakeholders in a 24/7 operational environment.
Responsibilities:
Facility Maintenance & Repairs:
Perform routine and corrective maintenance on buildings, hangars, systems, and equipment Troubleshoot, diagnose, and repair plumbing fixtures, electrical circuits, HVAC components, and control systems Perform minor electrical work, including wiring repairs, replacement of switches, outlets, and control circuits Perform basic carpentry, masonry, and flooring repairs; replace ceiling and floor tiles as needed Execute preventive maintenance on mechanical equipment (e.g., belts, filters, bearings, seals) and make repairs or replacements as needed Assist the Airport Operations team with addressing and closing out minor airfield maintenance work orders
Building Systems:
Monitor, operate, and maintain HVAC systems and other critical building infrastructure Operate and support Building Automation Systems (BAS) and other computer-controlled systems Support fire alarm and fire protection systems, including inspections, testing, and coordination of repairs Ensure proper upkeep, inventory, and safe operation of tools, equipment, and company vehicles
Work Orders Management & Documentation:
Receive, prioritize, and respond to tenant and internal maintenance requests in a timely manner Create, track, and close work orders using facilities management systems Maintain accurate maintenance records, inspection logs, and preventive maintenance schedules Perform routine and comprehensive building inspections and document findings, corrective actions, and completed work
Vendor & Contractor Management:
Coordinate, supervise, and evaluate third-party contractors and service providers Solicit and support competitive bidding for service contracts (e.g., landscaping, janitorial, waste removal, elevator maintenance, fire systems, roof inspections) Ensure vendor compliance with safety standards, site procedures, and service level expectations Inspect completed work to verify quality and contract compliance Dispatch and coordinate vendors for after-hours or emergency repairs as needed
Safety, Security, & Emergency Response:
Serve as a first responder for facility and systems-related emergencies Respond to after-hours calls and coordinate appropriate corrective actions Promote and maintain a safe, secure, and compliant environment for tenants, employees, and visitors Identify and report safety hazards, security issues, and operational risks Maintain readiness to support FBO and airport-critical operations
Operations, Financial & Administrative Support:
Support the Director of Airport Operations in managing facility operations and service delivery Develops and ensures adherence to operating budgets Review, verify, and code invoices related to maintenance and contracted services Maintain property access control (e.g., key coordination, Knox Box management) Support preventive maintenance planning (quarterly and annual programs) Drive company vehicles as needed to support operational requirements Perform Part 139 airfield inspections and escorts in the absence or in support of on-duty Airport Operations Officers Operate and effectively communicate with portable radio systems Perform other duties as assigned
Tenant & Stakeholder Relations:
Serve as a primary point of contact for tenant maintenance needs and service requests Develop and maintain positive working relationships with tenants and stakeholders Communicate effectively regarding maintenance activities, service disruptions, and issue resolution Support tenant satisfaction and retention through responsive service and professional engagement
Required Skills and Abilities:
Strong verbal and written communication skills, with the ability to engage effectively across all levels of the organization, including tenants, vendors, and stakeholders Ability to manage multiple priorities, meet deadlines, and maintain a high level of accuracy and quality in a fast-paced environment Demonstrated problem-solving and conflict resolution skills, with sound judgment in addressing operational issues Working knowledge of building systems, including HVAC, electrical, plumbing, and other critical infrastructure Ability to read and interpret blueprints, schematics, technical documents, and applicable regulations (federal, state, and local) Proficiency in facilities management systems, including work order and preventive maintenance (PM) platforms Strong analytical and basic mathematical skills (e.g., rates, ratios, percentages) to support operational decision-making Proficiency in Microsoft Office Suite and general computer applications Ability to follow detailed instructions and apply standard operating procedures in a consistent manner Professionalism, reliability, and a commitment to excellent customer service and tenant satisfaction Effective interpersonal skills, with the ability to present information clearly in individual and small group settings Ability to communicate effectively using standard communication tools, including radios and digital platforms
Physical Requirements:
Ability to stand, walk, climb, balance, stoop, kneel, crouch, and craw Ability to lift, carry, push, and pull up to 100 pounds Vision requirements include close, distance, color, and depth perception Ability to work in mechanical rooms, rooftops, ladders, and varying environmental conditions
Education & Experience:
High School diploma or equivalent required; Bachelor's degree preferred Minimum 5-8 years of hands-on experience in commercial, industrial, or aviation facility operations Experience with work order/PM systems required Knowledge of building mechanical systems and building construction
Work Schedule:
Monday - Friday | 8:00am - 5:00pm This position supports a 24/7 FBO and airport operations. Overtime, irregular hours, after-hours, and severe weather event response may be required.
