Hi-Wheel Flats is an extended-stay / temporary lodging property in Davis, California (4835 Chiles Rd). This is not a boutique hotel. Guests need a clean, orderly, well-run building — and the General Manager is the person who makes that true every day. We are hiring an experienced, hands-on General Manager. This is a real manager job: you run the property, you run the staff, and you enforce the rules. It is not a training seat, not a front-desk-only role, and not a fit for someone whose background is luxury or boutique hospitality. Pay and benefits

• $22•25 per hour•Full-time, on-site in Davis, CA•Paid time off (PTO)•No health insurance What you will do•Run day-to-day operations: occupancy, check-in/check-out, cleanliness, safety, and guest issues.
• Hire, schedule, train, and supervise front desk, housekeeping, and other on-site staff. Cover or arrange coverage for nights and weekends as needed.
• Oversee front desk and night audit (cash, cards, reports, shift close).
• Enforce house rules and occupancy limits. Document incidents. Coordinate stay terminations and eviction processes with ownership (and legal counsel or local authorities when required), following property policy.
• Handle disturbances, nonpayment, unauthorized occupants, and other compliance issues calmly and firmly.
• Act as maintenance liaison: work orders, vendor access, unit turns, until rooms are rent-ready.
• Keep walkways, doorways, parking, and common areas clear (no clutter, bikes, or unauthorized cooking equipment blocking the property).
• Report occupancy, incidents, staffing, and maintenance to ownership. Who should apply
• You have already been a General Manager, Assistant GM, or equivalent property manager — not an aspiring one.
• Your experience is at similar properties: extended-stay, motel, or residential / temporary lodging where house rules, mixed guest populations, and enforcement are part of the job.
• You are comfortable with difficult conversations: nonpayment, noise, occupancy, and stays that must end.
• You can de-escalate and still hold the line. You document. You follow through.
• You can work on-site in Davis, CA (Sacramento / Davis / Dixon / Woodland area), including evenings, weekends, and occasional overnight coverage.
• You can use property software, email, and basic reporting (we will train on our specific systems). Who should not apply
• No prior manager-level lodging or residential-property experience.
• Background mainly at boutique, lifestyle, or "nice hote"l brands without extended-stay / motel / house-rules enforcement experience.
• Looking for a health-insurance package or a salaried executive role. This is hourly GM work at $22
• 25/hour with PTO only.
