The property includes a mix of 772 single-dwelling home lots, 21 condominium complexes, 8 timeshare properties, and a major hotel. Position Summary We seek an innovative, autonomous, and "hands on" professional to spearhead the day-to-day operations and strategic vision of PHCA. The ideal candidate will bring a robust background in infrastructure management within Hawaii, demonstrating an understanding of the complexities of Home Owner Association (HOA) governance, stakeholder engagement, and project management. This role demands exceptional communication and leadership abilities, reporting directly to the Board with a close collaborative relationship with the Board President.
Responsibilities Strategic Leadership :
Guide the community in alignment with PHCA's objectives, embodying a proactive and participatory leadership style.
Operations Management :
Oversee daily functions, ensuring efficient operation and administration, including direct supervision of an 8-member team.
Project Implementation :
Execute maintenance tasks and capital projects, adhering strictly to predefined scopes, schedules, and budgets.
Community Development :
Enhance community services through innovative solutions, leveraging resources like Enumerate and other technologies.
Financial Management :
Direct all financial operations, ensuring disciplined budget planning, accurate and timely monthly reporting, prudent banking and investment oversight.
Planning and Reporting :
Collaborate with the Board on long-term planning, operational strategies, and disaster preparedness, ensuring transparent communication and reporting to stakeholders. Education & Experience Bachelor's degree required in project management, engineering, or related field. Accredited Residential Manager (ARM) Accreditation or any relevant professional certification in property management is preferred. Minimum 3 years experience as a General Manager for a Home Owner Association or 5 years management experience in Property Manager or related industry. Minimum 3 years management and/or supervisory experience Knowledge and Skills Exceptional verbal and written communication skills. Proven leadership capability with a talent for managing diverse teams and projects. Proficiency in relevant technology and software systems (e.g., GIS, Microsoft 365, Google). Driven and results-oriented. Comfortable navigating ambiguity. Exceptional organizational and planning skills. Effective communicator and motivator. Financially savvy and a critical thinker. Experience working with Management Associations a plus. Must possess a valid driver's license and be able to drive to different locations within the community.
