Overview Avangard Global Management operates a growing portfolio of residential rental properties across Syracuse and Central New York. We are seeking an Assistant Manager to help run daily property operations leasing, rent collection, maintenance coordination, and owner reporting with the discipline and consistency that institutional-quality management requires. This is a hands-on operational role for someone who can hold a team accountable, keep systems current, and solve problems before they reach the owner. You will report directly to the Operations Manager and work alongside leasing, accounting, and construction teams. Responsibilities Oversee day-to-day property management operations across the portfolio, ensuring occupancy, collections, and maintenance targets are met Manage rent collection performance — payment plans, delinquency follow-up, and coordination with Section 8 / DSS / housing program agencies Coordinate maintenance and turnover work orders with vendors and construction team; track completion and cost against budget Support leasing operations: showings, applications, screening, lease execution, move-in/move-out inspections Maintain accurate records in Buildium and Monday.com — units, leases, work orders, tenant ledgers, and task status Assist with hiring, onboarding, and training of leasing agents, maintenance staff, and administrative support Prepare weekly operational reporting on occupancy, collections, delinquency, and open work orders Ensure compliance with rental registry, inspections, code enforcement, and municipal requirements Serve as escalation point for tenant issues; resolve disputes professionally and document all actions Support owner and investor communication with accurate, timely property updates Qualifications 2+ years in property management, real estate operations, or a comparable operations/supervisory role Working knowledge of residential leasing, fair housing, and landlord-tenant processes in New York State preferred Experience with property management software (Buildium preferred) and task/project systems Strong organizational skills with the ability to manage competing priorities across multiple properties Comfortable with numbers — rent ledgers, budgets, invoices, and basic financial reconciliation Direct, professional communication skills with tenants, vendors, staff, and owners Bilingual (Spanish or Turkish) strongly preferred Valid driver's license and reliable transportation — this role includes regular property visits Demonstrated ability to hold others accountable and follow through without supervision What We Offer Competitive salary based on experience, with performance-based bonus potential Direct exposure to acquisitions, construction, and investor operations within a vertically integrated real estate platform Clear advancement path as the portfolio scales A results-driven environment where execution is recognized and rewarded
