We specialize in buying and renovating distressed homes in overlooked neighborhoods, scaling efficiently across dozens of midsized metros. In just four years, we've grown to 10,000+ homes across two dozen markets—and we're just getting started. Your Mandate As General Manager, you're not just managing a market—you're running a business. Covering X markets, you'll oversee the entire investment lifecycle from renovation through turn, ensuring every dollar delivers outsized yield. This role demands hands-on hustle, strategic oversight, and a relentless ownership mentality. You are the fund's eyes and ears in the Southeast. You'll assess and scope homes, solve construction and operational problems in real-time, and drive performance across cost, quality, and speed. You'll be trusted to make the financial calls, build the right teams, and keep your markets lean and profitable. Your Responsibilities Production & Execution Own all renovation, turn, maintenance, and property operations across your region, balancing asset performance with resident experience Scope homes accurately, identify repair needs and appropriate solutions, and drive daily progress as needed Eliminate renovation backlogs with urgency and discipline Ensure timely, high-quality completions aligned with HUD/HQS standards Evaluate and solve complex construction problems using a strong working knowledge of residential building practices, systems materials and repair methods Drive efficient maintenance operations across occupied homes, balancing responsiveness, quality, resident experience and cost Financials & Yield Maximize ROI on every home Balance cost, quality, and time to deliver yield Monitor and improve TVP, overhead, and margin performance Operate within overhead targets and manage vendor spend with precision Make sound repair-vs-replace decisions by balancing immediate cost, asset condition, useful life, and long term return Strategic Management Make data-informed decisions across projects, vendors, and team deployment Collaborate cross-functionally with centralized teams Ensure your region performs as a self-contained business unit Team & Partner Leadership Lead and empower local teams, vendor crews, and market partners Identify gaps and build the bench with capable, reliable talent Set expectations, hold the line, and build a culture of ownership Performance Metrics Cost-to-complete accuracy Renovation cycle time and backlog elimination Margin & yield performance Quality outcomes and tenant satisfaction What You Bring Strong working knowledge of residential construction practices, renovation, and repair; able to independently assess conditions, develop or challenge scopes, and evaluate workmanship Working familiarity with major residential mechanical systems—including HVAC, plumbing, and electrical—and the judgment to know when specialty expertise is required Experience with residential property management, maintenance operations, or occupied-home service delivery is strongly preferred Strong financial and business acumen, with the ability to make practical cost/quality/speed and repair-vs.-replace decisions Proven ability to lead, motivate, and hold accountable employees, contractors, and vendor partners High ownership mentality with the initiative to identify problems, make decisions, and drive them through resolution What 'Excellent' Looks Like You treat your region like it's your business You're respected by contractors, trusted by partners, and leaned on by the fund You solve problems on the ground and think 3 steps ahead You consistently deliver quality, speed, and profitability You build strong teams and develop future leaders You influence fund-wide strategy by setting a gold standard in market operations Compensation & Benefits Competitive base salary + substantial quarterly bonus tied to financial performance Gas stipend Health & dental coveragePTO 401K
