A growing Florida-based specialty construction contractor is seeking an experienced General Manager / Florida General Contractor Qualifying Agent to lead day-to-day operations and support continued geographic expansion. Reporting directly to the President, the General Manager will have primary responsibility for operational execution, project profitability, project management, field leadership, estimating oversight, staffing, safety, quality, and customer satisfaction. This is a hands-on executive leadership position for an experienced construction professional capable of running the operating side of a growing contractor. The successful candidate will hold an active Florida General Contractor license and be willing and eligible to serve as a qualifying agent for the Company. The Company performs commercial restoration and building-envelope work throughout Florida, including structural restoration, concrete repair, waterproofing, coatings, façade restoration, and related specialty construction. Key Responsibilities Lead day-to-day construction operations and assume accountability for operational performance and project profitability. Manage and develop Project Managers, Superintendents, Foremen, and field personnel. Oversee projects from preconstruction and mobilization through execution, closeout, and warranty. Monitor project budgets, schedules, labor productivity, job costs, cost-to-complete forecasts, and margins. Conduct regular project-performance reviews and take corrective action when projects deviate from budget or schedule. Review significant estimates for scope completeness, production assumptions, labor requirements, subcontractor coverage, risk, and margin before submission. Ensure effective handoff from estimating to operations. Establish disciplined processes for RFIs, change conditions, change orders, pay applications, documentation, and collections. Recruit and develop field leadership and build scalable operating teams as the Company expands. Establish and enforce safety, quality, and operational standards. Maintain strong relationships with customers, engineers, subcontractors, suppliers, and other project stakeholders. Develop operating KPIs covering backlog, profitability, labor productivity, schedule, change orders, safety, quality, and cash performance. Serve as an active Florida General Contractor Qualifying Agent and provide the supervision and oversight required by applicable Florida licensing requirements. Maintain the contractor license in good standing and exercise independent professional judgment regarding licensing, code, permitting, safety, and compliance matters. Report material operational, financial, contractual, safety, and licensing risks directly to the President. Qualifications Candidates should have 10+ years of commercial construction experience , including at least five years in progressively responsible operational or construction leadership. An active Florida General Contractor license appropriate to qualify the Company's operations is strongly preferred and will be required for the qualifying-agent component of the position. The ideal candidate will also have: Experience managing multiple simultaneous construction projects. Strong command of project P&L, job costing, WIP, cost-to-complete forecasting and labor productivity. Experience managing Project Managers, Superintendents and field organizations. Strong estimating and preconstruction knowledge. Experience with commercial restoration, concrete repair, waterproofing, coatings, façades, or building-envelope construction. Experience with occupied buildings, condominiums or other complex commercial environments. Strong understanding of contracts, drawings, specifications, permitting, inspections and building codes. Demonstrated ability to recruit, develop and hold construction teams accountable. OSHA 30 or equivalent safety leadership experience preferred. Ability to travel throughout Florida and future Company markets. Leadership Profile This position is intended for an operating executive, not simply a senior Project Manager or Superintendent . Foster strong client rapport through excellent communication skills, bilingual or multilingual capabilities are a plus to serve diverse communities effectively. Qualifications Proven experience managing residential or commercial real estate transactions with a strong track record in deal closing and client negotiation. Valid Florida general contractor license with qualifying agent status or the ability to obtain it promptly; extensive knowledge of Florida's licensing laws is essential. Demonstrated expertise in negotiation, sales strategy development, and marketing within the real estate or construction sectors. Proficiency in Microsoft Office Suite (Word, Excel, Outlook) along with familiarity with sales technology adoption tools and CRM systems supported by technical staff. Strong understanding of fair housing regulations, industry trends, and local building codes relevant to Florida's construction landscape. Excellent communication skills—bilingual or multilingual abilities are highly desirable—to build rapport with diverse clients and team members. Organizational skills complemented by administrative experience in managing multiple projects simultaneously while maintaining attention to detail.
