Compensation:
  • $58,000-$65,000 base (DOE)
  • On-site 2-bedroom home with utilities (estimated $25,000+ in additional annual value)
  • Performance based bonus.
  • Total package value approximately $85,000-$95,000.
About the Operation Under a concession contract with the National Park Service, we are launching operations at the Prince William Forest RV Campground — a 70-site, year-round RV campground 35 minutes from Washington, D.C., inside the largest protected natural area in the D.C. metro region. The operation includes the campground, camp store, propane and firewood sales, laundry facility and seasonal swimming pool. The General Manager is the senior leader on the ground: the person who opens this operation, builds its team, delivers the guest experience we promised, and serves as our face to the National Park Service. The Role This is a live-where-you-work role: the GM resides on-site in a company-provided 2-bedroom home inside a 16,000-acre national park, minutes from the D.C. metro area — with no rent, no utilities, and no commute. The GM has full authority and responsibility for day-to-day operations of the concession and is the designated liaison to the Park Superintendent's office for all administrative and operational matters. Core Responsibilities Operations & Guest Experience
  • Lead daily operations of a 24/7/365 campground: 70 RV sites across five lanes, office and store, seasonal pool, laundry, propane filling, and firewood sales
  • Deliver superior guest experience: pre-arrival communications, welcome packets at check-in, post-check-in site visits to every occupied RV site, first-time camper and RV setup support, roving patrols, camping equipment rentals, and free recreational amenities
  • Conduct and document twice-daily campground walkthroughs
  • Administer the reservation and property-management system, including third-party booking channels, automated guest communications, and use of analytics to drive staffing and service decisions
  • Enforce campground rules Team Leadership
  • Recruit, hire, train, schedule, and develop the full staff, including background checks and a drug-free workplace policy consistent with contract requirements
  • Deliver the onboarding and training program: orientations for all new hires, annual refreshers, RV operations training, and twice-annual drills
  • Maintain the digital training-tracking system and training materials repository NPS Relationship & Compliance
  • Serve as primary liaison to the Park Superintendent and NPS Commercial Services staff; represent the company in inspections, evaluations, and the Annual Overall Rating process
  • Own the contract reporting calendar: monthly operational and franchise-fee reporting, quarterly visitor comment reports and annual environmental and risk management plans
  • Oversee facility maintenance to NPS standards, including preventive maintenance schedules, the computerized maintenance management system (CMMS), pool operation and water quality, and grounds Financial Management
  • Manage the operating budget, labor plan, and inventory; drive revenue through occupancy, retail, and authorized services
  • Administer market-based (CMD) pricing, including competitor monitoring and rate strategy
  • Ensure accurate monthly financial reporting, franchise fee remittance, and Component Renewal Reserve accounting in coordination with the executive team Qualifications Required
  • 5+ years of progressive management experience in campgrounds/RV resorts, outdoor hospitality, lodging, or comparable operations, including P&L responsibility and team leadership of 5+ employees
  • Experience with property-management/reservation systems and standard business software
  • Strong written communication - this role produces plans, reports, and correspondence reviewed by a federal agency
  • On-site residency is a condition of employment. The GM lives in the provided 2-bedroom home at the campground and serves as the after-hours point of contact for guest and facility emergencies
  • Willingness to work a schedule that includes weekends, holidays, and peak periods
  • Valid driver's license and ability to pass a background check Strongly Preferred
  • Certified Pool Operator (CPO) or ability to obtain before pool season
  • Hands-on RV knowledge (hookups, utilities, troubleshooting)
  • Startup or new-property opening experience
  • Maintenance fluency: ability to triage plumbing, electrical, and grounds issues and manage contractors
