We believe that great leaders build great teams, and we are looking for an experienced Division Manager who can lead people, manage operations, and take ownership of the financial and operational performance of our Seal Coat, Striping, and Tennis Court Coatings divisions. Position Summary DRYCO is seeking an experienced Division Manager - Seal Coat, Striping & Tennis Court Coatings to oversee a combined operation of approximately 45 employees, including two Superintendents . This is a senior operational leadership position with responsibility for the overall performance of the division, including people management, field operations, manpower planning, scheduling, budgeting, job costs, financial performance, equipment and materials, safety, quality, and customer satisfaction. The Division Manager works closely with Superintendents, Estimators/Project Managers, Operations, HR, Safety, dispatchers, and senior leadership to ensure projects are properly planned, staffed, sequenced, and executed. Strong field knowledge of seal coating, striping, pavement markings, and related coatings work is highly valuable. However, the ability to successfully lead people and manage an entire department is equally critical to success in this position. Key Responsibilities Leadership & People Management Provide leadership and direction for approximately 45 division employees, including direct management of two Superintendents. Develop and support Superintendents, Foremen, and other key employees within the division. Establish clear expectations for performance, accountability, communication, quality, productivity, and safety. Work closely with Human Resources on hiring, employee development, performance evaluations, coaching, disciplinary matters, compensation discussions, attendance, and other employee-related matters. Identify staffing needs and participate in recruiting, interviewing, hiring, promotions, and succession planning. Address employee and operational issues promptly, professionally, and consistently. Build a strong team environment based on communication, accountability, respect, and teamwork. Maintain visibility with field employees and develop strong working relationships throughout the division. Operations & Field Management Maintain overall responsibility for the day-to-day operational performance of the Seal Coat, Striping, and Tennis Court Coatings divisions. Work closely with Superintendents on daily and weekly job scheduling and manpower allocation. Ensure the appropriate crews, equipment, materials, and resources are available to successfully execute scheduled work. Evaluate upcoming workloads and adjust manpower and resources based on project requirements and priorities. Provide high-level operational support when projects encounter difficult field conditions, scheduling conflicts, production challenges, or other issues. Apply extensive knowledge of job sequencing to determine the most efficient and practical approach to completing work. Assist Superintendents and foremen in resolving complex jobsite problems. Monitor productivity, workmanship, efficiency, and overall field performance. Ensure projects are completed safely, efficiently, and in accordance with DRYCO quality standards. Financial & Business Management Take ownership of the division's overall financial and operational performance. Develop, manage, and monitor annual division budgets. Review revenue, labor costs, material costs, equipment costs, job costs, overhead, and other key financial indicators. Monitor actual results against budgets and forecasts and identify significant variances. Work with Operations, and senior leadership to understand division financial performance and implement corrective actions when necessary. Evaluate operational decisions with consideration for both field execution and financial impact. Identify opportunities to improve productivity, control costs, increase efficiency, and strengthen division profitability. Participate in annual planning, forecasting, capital equipment planning, and other business-planning activities. Estimating & Project Support Work collaboratively with Estimators/Project Managers on selected bids and projects requiring operational or technical input. Review project requirements and provide input regarding production rates, manpower, equipment, materials, job sequencing, scheduling, and constructability. Assist with evaluating complex or unusual project conditions before work begins. Help ensure that operational assumptions made during estimating can realistically be executed in the field. Participate in pre-job planning for significant or operationally complex projects. Support Estimators/Project Managers and Superintendents in resolving significant project issues. Technical Knowledge The successful candidate should have strong working knowledge of some or all of the following: Seal coating and pavement maintenance Commercial parking lot coatings Striping and pavement markings ADA-related pavement markings and layouts Specialty coatings Tennis court and recreational surface coatings Surface preparation Materials, application methods, and appropriate material usage Production capabilities and realistic production rates Equipment used within seal coat and striping operations Crew composition and manpower requirements Jobsite logistics and sequencing Weather and environmental considerations affecting coatings operations The Division Manager does not need to personally perform every field task but must have enough technical and operational knowledge to recognize problems, ask the right questions, make sound decisions, and provide direction to Superintendents and field leadership. Safety & Risk Management Partner with the Safety Department and Superintendents to maintain a strong safety culture throughout the division. Reinforce company safety policies and expectations with all levels of field leadership. Review incidents, property damage, vehicle accidents, and near misses and participate in identifying root causes and corrective actions. Ensure appropriate planning is taking place before crews are dispatched to jobsites. Hold leadership accountable for safe work practices, proper training, and appropriate use of equipment. Qualifications Significant experience in commercial construction, pavement maintenance, coatings, striping, or a closely related industry. Previous experience managing a department, division, or substantial field operation strongly preferred. Demonstrated experience managing managers, Superintendents, Foremen, or other field leaders. Strong understanding of labor productivity, job costs, budgets, operational financials, and cost control. Experience managing manpower and resources across multiple simultaneous projects. Strong understanding of construction scheduling and job sequencing. Knowledge of coatings, striping, materials, equipment, and field production strongly preferred. Ability to analyze operational and financial information and make sound business decisions. Strong computer skills and ability to work with construction management, estimating, scheduling, and financial systems. Valid driver's license and acceptable driving record.
