Business Operations Manager Coast & Capital Management Wilmington, NC Job Details Full-time From $50,000 a year 1 day ago Qualifications Real Estate License Driving Full Job Description Business Operations Manager Real Estate Sales and Property Management Wilmington + the surrounding coast About this role: We are looking for a motivated, highly proactive person to work directly alongside us across two growing coastal businesses. This is one position with two distinct sides, and you will spend your week moving between both. Part 1: Real estate sales assistance for Sara Darby Real Estate You will support Sara Darby Real Estate, part of The Gillespie Group at Carolina One Properties. Sara remains heavily involved in this business as the main point of contact for clients, and you will be the person who keeps everything moving.
This work includes:
Conducting property showings for buyers Preparing contracts and real estate documents Coordinating appointments, inspections, and closings Communicating with clients throughout the buying and selling process Following up with leads and prospective clients Setting up new clients in our systems Assisting with virtual showings for relocating clients Creating and scheduling social media content Helping manage our lead generating Facebook groups Assisting with marketing and email campaigns Success on this side looks like buyers being shown homes whether or not Sara is free, new clients being onboarded the same week they sign, and contracts and closings continuing to move forward without Sara. Part 2: Property management for Coast and Capital Management You will help run a growing portfolio of approximately fifty long term and short term rentals across greater Wilmington and the beaches.
This work includes:
Communicating with prospective tenants and rental inquiries Sending applications and assisting applicants through the process Communicating regularly with property owners Responding promptly to questions and complaints Communicating with contractors, cleaners, and vendors Scheduling and conducting rental property showings Preparing lease documents and rental paperwork Conducting walkthroughs and quality control checks Coordinating maintenance requests and repairs Maintaining organized property records Success on this side looks like tenants and guests receiving an answer within the hour, repairs being approved, scheduled, and verified, and new owners and properties being onboarded smoothly.
How your week is divided:
Roughly 50% of your time will go to property management and 50% to real estate sales. This ratio may shift toward sales depending on the time of year. What an honest day looks like: A water heater fails at a rental in Carolina Beach and you coordinate a plumber for a quote, get the owner to approve it, and get the work completed quickly. A buyer arrives in town without warning and wants to see three houses in Topsail Beach before the end of the day. An owner calls to discuss a lease application for a tenant who wants to move in within a week. A cleaner cancels one hour before a turnover in Oak Island, so you drive over, find a replacement, and coordinate repairs. A buyer of more than two years decides today is the day and wants an offer written immediately in a multiple offer situation. Add one hundred to two hundred text messages on an average day. If reading that leaves you energized, this may be the position for you. If it leaves you overwhelmed, it is probably not the right fit.
Requirements:
An active North Carolina real estate license on your first day. Everything else we can teach you. Experience in real estate or property management is preferred but not required. A reliable vehicle and a willingness to travel locally to showings and properties.

Hours are negotiable. Please understand that rentals do not observe business hours. The position is technically remote, and you will spend a fair amount of time in your car moving between showings, walkthroughs, and our rental properties.
Compensation and growth:
The base salary is $50,000 to start, plus commission and bonus opportunities on a per transaction and per property signed basis.
Year one:
You will focus on learning both businesses from the ground up. This will include a significant amount of administrative work to get started.
Year two:
You will begin running the property management side day to day and become the right hand on the real estate side as well.
Year three:
We will have an open conversation about real ownership and a genuine stake in both businesses. We are building a career here, not filling a seat. We are not looking for someone who sees this as a temporary position or plans to stay for only a few months or a year. We are looking for someone who wants to become part of these businesses for years to come, gradually taking on more responsibility and growing into a leadership role as we continue to expand. We are not in a rush to fill this position simply for the sake of filling it.
