Airbnb Property Caretaker & Turnover Specialist Position Overview We are seeking a reliable, detail-oriented Turnover Specialist to oversee the day-to-day cleanliness, guest messaging, and maintenance management for our short-term rental property. You will be the primary contact ensuring the property is pristine for guests and guest inquiries are handled promptly. Primary Responsibilities 1. Turnover & Cleaning Duties (After Every Guest Checkout)

Standard Turnover:

Complete a full turnover clean following guest checkout (standard checkout time to check-in window).

Deep Cleaning Tasks:

Clean and sanitize all bathrooms, bedrooms, kitchen, and common areas. Wash, dry, and restock all linens, towels, and bedding. Sweep, vacuum, and mop all flooring. Empty all trash and replace liners. Sanitize high-touch surfaces (doorknobs, remotes, switches, handles). Restock guest amenities (toiletries, coffee, paper products, etc.).

Property Audit & Reporting:

Inspect for damages, missing items, or maintenance issues and report them immediately before the next check-in. 2.

Guest Communication & Messaging Message Monitoring:

Monitor and respond to guest inquiries, reservation messages, and check-in/out communications directly through the Airbnb platform in a timely, friendly, and professional manner.

Issue Escalation:

Resolve minor guest requests or escalate urgent property issues to the host when necessary. 3.

Maintenance & Property Services Pool Maintenance:

Regularly clean, balance chemicals, skim, and maintain the pool area to ensure high standard water quality and safety for guests.

Trash Management:

Coordinate and manage weekly trash pickup service, ensuring bins are staged and retrieved according to the local pickup schedule. Compensation & Service Rates Service / Duty Description Rate Standard Cleaning Full cleaning and staging turnover after guest checkout $400 per cleaning Next-Day Clean Rate Expedited turnover service requested for next-day back-to-back bookings $600 per cleaning Pool Maintenance Monthly maintenance, chemical balancing, and cleaning $350 / month Trash Pickup Service Monthly trash handling and staging fee $65 / month Key Qualifications Prior experience with short-term rental turnovers (Airbnb/VRBO). High responsiveness and clear communication skills via smart phone/Airbnb app. Strong attention to detail and high standards of cleanliness. Ability to handle tight turnover windows between guest checkout and check-in.

Pay:

$13.00 - $28.56 per hour
