Director of Maintenance Position Summary Team Tool Belt is seeking an experienced Field Operations & Estimating Manager to lead the daily performance of our maintenance technicians, improve field productivity, prepare accurate project estimates, and help grow our maintenance operation. This is a hands-on leadership position for someone who understands residential property maintenance, construction estimating, technician management, and job profitability. The successful candidate will ensure technicians arrive prepared, remain productive, document their work, complete jobs correctly, and meet established labor and quality expectations. This person will also inspect newly acquired properties, develop repair and renovation scopes, prepare profitable estimates, follow up on pending proposals, recruit qualified technicians, and help scale our team from approximately five technicians to ten. Primary Responsibilities Technician Supervision and Utilization Manage the daily performance, productivity, and accountability of field technicians. Review technician schedules, travel time, arrival times, time on-site, and completed work. Confirm technicians are actively progressing assigned jobs during scheduled working hours. Identify unproductive time, scheduling gaps, excessive travel, incomplete work, and repeat visits. Ensure technicians receive accurate scopes, materials, access information, and job expectations before arriving. Conduct regular field visits and quality-control inspections. Coach technicians on productivity, workmanship, documentation, and customer service. Address performance concerns promptly and document corrective actions when necessary. Review technician time entries, job notes, photographs, material usage, and completion documentation. Coordinate with maintenance staff to keep technicians scheduled with profitable work. Help reduce callbacks, warranty work, repeat trips, and preventable delays. Estimating and Revenue Growth Walk newly acquired properties, turns, renovations, and larger maintenance projects. Develop detailed scopes of work based on property conditions and client objectives. Prepare accurate labor, material, subcontractor, and project-cost estimates. Ensure pricing includes the appropriate labor rates, material markups, overhead, and profit margins. Present estimates clearly and professionally for internal review and owner approval. Follow up on outstanding proposals and help convert approved estimates into scheduled work. Identify additional legitimate repair opportunities while protecting the owner's investment. Compare estimated labor and materials against actual job costs. Review completed projects for profitability and identify areas for improvement. Maintain relationships with vendors and obtain competitive subcontractor pricing when needed. Recruiting and Team Development Develop and maintain an active recruiting pipeline for maintenance technicians. Interview candidates and evaluate their technical ability, reliability, professionalism, and productivity. Participate in hiring decisions and technician compensation recommendations. Create an effective onboarding and field-training process for new technicians. Establish clear performance expectations from each technician's first day. Identify skill gaps and coordinate ongoing technical and customer-service training. Develop future lead technicians and supervisors from within the team. Help build the systems, staffing, and workload necessary to scale the department to ten productive technicians. Quality Control and Operational Management Confirm completed work meets company standards before jobs are closed and invoiced. Ensure required before-and-after photographs, notes, receipts, and documentation are submitted. Verify occupied properties are left clean, secure, and professionally maintained. Monitor aging work orders and remove obstacles that prevent completion. Assist with escalated maintenance situations and high-value projects. Help create and improve standard operating procedures for scheduling, field execution, estimating, quality control, and technician accountability. Provide weekly performance and profitability updates to the Director of Maintenance. Promote a culture of urgency, ownership, communication, and continuous improvement. Key Performance Indicators Performance in this role will be measured using: Technician billable and productive utilization Revenue and gross profit per technician Actual labor hours compared with estimated hours Jobs completed on schedule Reduction in callbacks and warranty work Accuracy and profitability of estimates Estimates completed within established deadlines Estimate approval and conversion rate Completion of job notes and photographic documentation Customer and property-management satisfaction Technician recruiting, onboarding, performance, and retention Progress toward growing the field team to ten productive technicians Required Qualifications Three or more years of experience in residential maintenance, construction, remodeling, facilities management, or a related field. Previous experience supervising maintenance technicians, tradespeople, or field-service employees. Working knowledge of plumbing, electrical, HVAC, carpentry, drywall, painting, flooring, appliances, and general residential repairs. Experience developing scopes of work and preparing repair or construction estimates. Ability to calculate labor, materials, subcontractor costs, overhead, markup, and expected profit. Strong understanding of job costing and field-service profitability. Demonstrated ability to hold employees accountable while maintaining a professional working environment. Strong organizational, communication, and problem-solving skills. Comfortable using work-order platforms, scheduling systems, email, spreadsheets, and mobile applications. Valid driver's license, reliable transportation, and an acceptable driving record. Ability to travel regularly between properties throughout the assigned service area. Preferred Qualifications Property-management maintenance experience. Experience managing five or more field technicians. Experience recruiting, interviewing, and onboarding skilled maintenance employees. Construction, trade, facilities, or project-management certifications. Experience with Property Meld or another field-service/work-order management platform. Knowledge of Utah residential building practices and contractor requirements. Physical Requirements Ability to walk active job sites and inspect occupied and vacant residential properties. Ability to use ladders, stairs, crawlspaces, and other areas commonly encountered during property inspections. Ability to lift and carry up to 50 pounds when necessary. Ability to work indoors and outdoors in varying weather conditions. Schedule This is a full-time position that requires regular office and field availability. Occasional early morning, evening, or emergency support may be required based on operational needs. Compensation Base salary of , depending on experience. Performance-based bonus opportunity tied to technician utilization, estimate conversion, gross profit, quality, and team growth.
