The ideal candidate will have hands-on experience sourcing materials, identifying and negotiating with subcontractors, and managing purchasing and contracts for luxury residential projects.
Key Responsibilities:
Source and negotiate with material suppliers Solicit and compare bids from qualified subcontractors and vendors Negotiate subcontractor pricing, scope of work, terms, and contracts Identify cost-saving opportunities without compromising quality or design Procure stone, tile, flooring, plumbing fixtures, lighting, doors, hardware, cabinetry, appliances, specialty finishes, and other construction materials Review proposals and identify scope gaps, exclusions, and potential change-order exposure Track orders, lead times, deliveries, backorders, and purchasing schedules Coordinate with project managers, architects, designers, contractors, and subcontractors Maintain strong vendor and subcontractor relationships
Ideal Candidate:
Proven procurement and subcontractor management experience in luxury residential construction Strong knowledge of construction costs, scopes, contracts, and purchasing Established network of quality suppliers and subcontractors is highly desirable Excellent negotiation and organizational skills Ability to read construction drawings, specifications, and finish schedules Resourceful, detail-oriented, cost-conscious, and proactive Los Angeles/Beverly Hills high-end residential construction experience strongly preferred This is a hands-on position for someone who knows how to source intelligently, negotiate effectively, control costs, and keep luxury construction projects moving
